Job summary statement:
The Director of Supportive Housing manages the day-to-day functioning of the Supportive Housing program at Casa Esperanza, Inc. including: the lease-up process, resident case management and rent collection for all residents at 8 Dunmore Place, 290 Eustis Street and 300 Eustis Street.
Responsibilities:
- Tracks and collects tenant rent and makes monthly deposits
- Prepares and gets approval from Deputy Director for any 14 Day Late Notices and/or Evictions for cause
- Works with the BHA, DHCD or any other agency responsible for referring or approving potential residents
- Advertises apartments in accordance with all Affirmative Fair Marketing requirements
- Maintains an applicant waitlist if required and updates as needed
- Accepts and reviews all applications
- Screens and interviews applicants including completing landlord and reference checks, credit and criminal checks
- Prepares leases and other occupancy paperwork
- Conducts resident orientations
- Develops and monitors building rules
- Addresses resident complaints
- Accept or reject applications and conduct any appeals for rejected applicants
- Completes all move-in and move-out paperwork
- Maintains applicant and resident files
- Completes any compliance reporting as required
- Prepares rent increases
- Maintains good relations with monitoring agencies and ensure compliance with leasing and occupancy commitments
- Complete all agency reporting. (MBE, occupancy reports, etc)
- Conducts global assessments with each resident and develop an Individual Service Plan (ISP) identifying residents strengths, needs, abilities and preferences, with clear, measurable goals and specific action steps
- Engages in outreach and education to link residents with other community service providers
- Provides counseling as needed and supported referral to services and resources including: benefits and entitlements, legal assistance, primary and specialty medical care including children's healthcare and dental services, HIV/AIDS supports, domestic violence, parenting supports and education, meal services, outpatient mental health and substance abuse treatment, peer support and other recovery oriented groups, and education and employment counseling and placement as needed
- Facilitates monthly tenant meetings for all rental properties
- Provides training in activities of daily living, such as financial management, meal preparation and nutrition, personal hygiene and fitness, personal and fire safety, household management, and conflict resolution skills that will help residents to-maintain permanent housing
- Continues to develop linkages with a variety of community agencies to ensure resident access to needed services
- Assists in relocation of tenant and acquisition of furniture and supplies, tenant orientation, education of tenant rights and responsibilities, and landlord mediation
- Coordinates with treatment providers, and other supports to increase residents' ability to maintain housing and engage in needed services
- Coordinates with the Director of Relapse Prevention and Outpatient Services regarding services delivered to Supportive Housing residents through the Familias Unidas Center/Outpatient Clinic
- Facilitates recreation and socialization opportunities for residents
- Tracks resident participation and goal attainment
- Participates in all Management Team meetings
- Participates in other Quality Assurance meetings and peer-review processes as required
- Participates in biweekly supervision meetings with the Deputy Director of Casa Esperanza, Inc.
- Ensures 24/7 on-call support to tenants
Other duties as required
Education, experience and skills necessary for the position:
- Bachelor's Degree with two years experience working in social services required
- Or six years experience working in social services required
- Experience with substance abuse is required
- Experience with homelessness, mental illness, domestic violence, HIV/AIDS, and child case management is strongly preferred
- Spanish/English Bilingual required
- Strong communication skills; written and verbal
- High School Diploma preferred
- CPR certified required
