About the Real Estate Development Role

We are looking for two Directors to join our team to lead client engagements in roles focused on real estate development for new charter school facilities and strategic finance / capital financing for charter schools. In the Real Estate Development role, the Director has an overall responsibility to ensure on-time, affordable facilities are delivered to our client. The Director will be responsible for managing anywhere from 3-5 client engagements at a time, leading the engagement through from project scoping, establishing the budget, assembling the right team, and site search, through design, due diligence, permitting, bidding, and construction, while managing the process through to positive outcomes. The ideal candidate will demonstrate an ability to manage complex projects, think strategically, communicate effectively, and work as a team member both within our Level Field team and with the operator/client and project teams. The Director will report to a Partner to execute on the day-to-day activities needed for the client engagements.

About the Strategic Finance / Capital Financing Role

The Director for Strategic Finance / Capital Financing would join our team to lead client engagements in a role focused on strategic finance and capital financing support for charter schools. The Director will work with charter school teams to advise regarding selection of external experts, help charter schools navigate to strong financial decisions, and ultimately lead the financing of affordable facilities.  The Director will be responsible for managing anywhere from 3-5 client engagements at a time. This work will include activities focused on a specific project deliverable (e.g., negotiating and securing project financing), on a critical client need (e.g., interim CFO function), and on longer term financial strategy development. Always, the work includes managing multiple stakeholders, driving toward deliverables and timelines, and strategic thinking and negotiation to navigate the most optimal programmatic and financial outcomes for the charter schools. The ideal candidate will demonstrate aptitude and proven experience in various financing mechanisms and financial strategy, as well as the ability to manage complex projects, think strategically, communicate effectively, and work as a team member both within our Level Field team and with the operator/client and project teams. The Director will report to a Partner to execute on the day-to-day activities needed for the client engagements but is expected to be able to lead client engagements and/or quickly grow to lead engagements.

With these Director positions, we are specifically looking for candidates to step into project feasibility and real estate development engagements to directly manage project-related work, which may include:

Project Feasibility & Roadmapping

  • Assessment of single site or portfolio of properties and client financials to meet short- and long-term client growth goals
  • Preliminary project sizing based on local market conditions, financing costs, potential acquisition costs, etc.
  • Detailed review of organizational financials and project budgets related to likely financing opportunities
  • Evaluation of multiple acquisition structures and timelines relative to affordability and capacity

 Real Estate Development

  • Site identification, evaluation, and acquisition negotiation
  • Team assemblage of third-party professionals, including architects, attorneys, project managers, and general contractors, via rigorous RFP processes
  • Ongoing project leadership and management through design, entitlements, permitting, financing close and construction
  • Project budget and schedule development, including pre-construction cash flow estimation
  • Contract negotiation support
  • Execution to key project milestones in the pre-construction period, including management of entitlements, design, and due diligence workstreams, to deliver on-time financing close and construction start
  • Ongoing project leadership and support during construction, including but not limited to draw package submission

 Financing Sourcing & Structuring

  • Organizational underwriting and financing capacity review
  • Evaluation and recommendation of optimal financing options
  • Negotiation and evaluation of multiple lender term sheets
  • Management of total development budgets, schedules, and financing sources
  • Hands on coordination and support of financing close

 Strategic Financial Advisory

  • Long-term strategic growth planning, with an emphasis on real estate and financial planning
  • Strategic option evaluation (e.g., mergers or joint ventures)
  • Strategic financial analysis
  • Short-term interim financial leadership during organizational transitions

In addition to our core client work, every person in the firm shares responsibilities for the internal operations of the company – for example, leading an internal project or internal initiative.


Qualifications

Strong candidates for the Director role will be able to demonstrate:

·        A deep commitment to LFP’s mission to serve charter operators, their students, and communities. Prior charter operator experience is strongly preferred.

·        A track record of excellent performance at a high-quality charter management organization or related charter support organization.

·        Strong analytical skills and a track record of creative problem-solving.

·        Inspiring organizational and self-management skills with the ability to plan and execute effectively, while often remotely located from both clients and LFP team members.

·        Effective written and verbal communication skills with the ability to clearly communicate to a diverse set of stakeholders.

·        An entrepreneurial spirit.

·        For finance role, experience in non-profit finance and accounting, such as underwriting, budget management, financial modeling expertise, and/or experience in negotiating, sourcing and closing real estate project-based financing

·        Bachelor’s degree, with focus in business, finance, economics, applied mathematics, real estate, architecture/engineering preferred.

·        Graduate degree in relevant field is optional.

·       For real estate role, 8-10 years’ professional experience in a role requiring strategic problem solving, project management, and real estate development.

·       For strategic finance role, 8-10 years’ professional experience in a role related to non-profit finance and financing requiring strategic problem solving, project management, commercial or charter school lending/underwriting, or real estate development. Prior experience structuring, negotiating, and closing real estate financing is also preferred. Financial expertise in a variety of debt transactions, such as CDFI loans, tax-exempt bonds, and New Markets Tax Credits is also preferred.

·        Experience in a client service role is preferred.

·        Ability to travel, up to 25-30%, to client sites and LFP team meetings (though travel is currently suspended due to COVID).
