Reporting to the CEO, the Vice President of Real Estate (VPRE) is an experienced leader and a key member of the HGSF's Executive team. S/he is responsible for all aspects of real estate development. S/he will be responsible for analyzing and executing on the development of sites and projects. Leading and navigating the complexities of zoning and the requirements of various municipalities, as well as successful and cost-effective rehabbing and development of single-family residences and multi-unit housing projects, respectively.
S/he will play a strategic planning and oversight role for the department collaborating closely with our Construction department that together account for the majority of Habitat Greater San Francisco's budget. This position works closely with the Vice President of Construction and a Real Estate team made up of a Senior Project Managers, Assistant PM and other staff.
S/he will work effectively with a diverse set of internal stakeholders including the CEO, the entire Board of Directors, as well as the Real Estate Development/Finance Committee. The VPRE will work in concert with the Committee members who bring significant real estate development and construction expertise; they provide a network of contacts in real estate that can be effectively leveraged by the VPRE to bring knowledge and resources to the organization and individual projects.
The VPRE will work closely with CEO in building and stewarding effective relationships with elected officials at the local, regional level to continue our strong reputation as the developer of choice for affordable homeownership projects. Elected officials and other key influencers, will help the VPRE identify promising leads on sites and potential project projects.
The VPRE will be adept, knowledgeable, and skilled at identifying and cultivating partnerships with both nonprofit and for-profit developers. S/he will offer encouragement and a deep understanding of benefits and opportunities to for-profit developers to partner with HGSF to fulfill their inclusionary housing requirements.
S/he will embody the professional qualities that make Habitat Greater San Francisco an attractive development partner for consideration by external entities. This includes developing positive and productive relationships with the brokerage community to help ensure that HGSF is apprised of all appropriate potential sites and projects for their consideration.
The VPRE will bring knowledge of and experience with the complex financing structures of affordable housing projects, with a focus on the specifics of homeownership properties.
Strategic Priorities for the Vice President of Real Estate
The Vice President of Real Estate is responsible for executing HGSF's core strength – deep knowledge and experience developing single-family homes and multi-unit attached townhomes with larger units. The Vice President of Real Estate will bring requisite flexibility and creativity to the development process, while aligning with Habitat for Humanity's development ethos, in order for HGSF to be successful in one of the most expensive real estate markets in the U.S.
AREAS OF RESPONSIBILITIES
REAL ESTATE PROJECT PIPELINE DEVELOPMENT AND ACQUISITIONS
Provide leadership to the real estate team and provides staff leadership to the CEO and Board of Directors' Real Estate Committee to identify opportunities to build affordable ownership homes:
• Develop and effectively manage development opportunities:
o Build and sustain strong relationships with governmental agencies, city and county staff, private developers, builders, elected/appointed officials, and community members.
o Source multiple development opportunities through networking with brokers, landowners, municipal agencies, and other stakeholders.
• Conduct due diligence and feasibility analysis for potential site/property development:
o Experience in the development and management of project pro formas and conduct the analytics on project feasibility.
o Estimating of Projects and Value Engineering/Analysis (pre-construction and during construction) and review of pricing
o Evaluate all available public and private project financing sources; recommend project financing structure to CFO and CEO.
o Oversee design process (i.e., hiring consultants, working with design team, ensuring issuance of building permits) while maintaining building design that is aligned with HGSF standards for simple construction, economical specifications, and green design.
Real Estate Development and Construction
• Provide leadership to the real estate team on the development and construction of ground-up development and rehab projects:
• Lead and supervise the real estate team to achieve all phases of real estate development, including but not limited to managing the design process, pre-development and procuring entitlements, and underwriting analytics including creating and updating pro forma analyses.
• Work closely with the Vice President of Construction and the real estate team responsible for project management of multiple developments simultaneously, from site acquisition, through construction or rehab, to close and sale of the units.
• Monitor long-range multi-project development schedule and cash flow
• Oversee the creation of documents and submission to the Bureau of Real Estate (BRE) who ensures federal and state subsidies are received, and subsequently ensure a smooth transition of loan document processing to the Finance team for escrow and homeowner's insurance.
• Work with Chief Program Officer and Homeowner Services Department to ensure mortgage originations are initiated with homeowners on projects, as appropriate,
• Establish internal processes and procedures to ensure real estate development projects are in compliance with all contracts and other obligations.
Experience: A minimum of 10 years of real estate development experience at least five years managing complex development projects with diverse financing structures. Knowledge of construction types and practices. Familiarity with single family detached, attached and multi-family construction projects. Experience with ground-up development as well as rehab projects. Experience with podium builds and other complex building projects. Track record of strong management and mentorship of teams. Demonstrated ability to work in a fast-paced, team-oriented, casual, and open office setting. Construction administration and/or affordable housing experience a plus.
Valid California driver's license.
Ability to lift up to 25 lbs.
Must be able to pass felony and misdemeanor background check.
A Bachelor's degree is required. An advanced degree in a related field is a plus.
