 JOB SUMMARY

Under the general direction of the COO, the Facilities Manager oversees facilities management and coordinates maintenance for CRCD’s service and office sites. Areas of responsibility include coordination of infrastructure maintenance and repair, building safety, and grounds keeping. Responsible for the management of janitorial services, maintenance, security systems, shipping and receiving, mail, and COVID-19 health and safety policies and procedures.

ESSENTIAL DUTIES & RESPONSIBILITIES

1.    Ensures all buildings, grounds, and equipment are well-maintained and in optimal working condition.

2.    Manages maintenance work orders for repairs, maintenance, security systems, and daily operations of facilities and equipment to ensure timely and effective completion

3.    Conducts light maintenance projects, such as hanging dry erase boards, assembling small furniture pieces, and copying and distributing keys.

4.    Understands and develops building control systems, including alarm systems and emergency plans, and provides training to staff accordingly.

5.    Ensures personnel are adequately trained to discharge their responsibilities and adhere

to facilities and building policies and procedures, including health and safety policies and procedures.

6.    Coordinates procurement of furniture, parts, tools and equipment and direct the work of contract vendors.

7.    Conducts and documents regular inspections of facilities, assesses problems and needs, and implements preventive maintenance improvements as appropriate.

8.    Ensures OSHA requirements are effectively implemented.

9.    Keeps the COO informed of facility activities and brings solutions to significant problems to COO’s attention.

10.  Performs other duties as assigned.

MINIMUM QUALIFICATIONS

1.       Five+ years of relevant experience in complex building maintenance and operations work, including at least two years leading maintenance and operations work, or two years technical training in building mechanical maintenance and three years’ experience leading work teams; or a bachelor’s degree in business administration or related field with an emphasis in management, and/or equivalent area and two years’ experience leading work teams

2.       Experience in facilities management, project management, and management of people and processes.

3.       Experience conducting light maintenance work (i.e., hanging dry erase boards, assembling small furniture pieces, etc.)

4.      Proficient in using Microsoft Office Suite, at minimum: Word, Excel, and Outlook.

5.      Open-minded and willing to learn new software programs.

6.       Exceptional communication skills, interpersonal skills, and the ability to effectively interact and build relationships with diverse internal and external constituencies.

7.       Knowledge of proper methods, techniques, materials, tools, and equipment used in building maintenance and operations.

8.       Knowledge of OSHA safety requirements for maintenance and operation of office buildings, grounds, and equipment.

9.      Knowledge of energy conservation programs and practices a plus.

10.   Demonstrated ability to prioritize and manage multiple tasks and projects; excellent organizational skills and the ability to work collaboratively.

11.   Must have strong problem-solving skills to manage complex tasks and/or those that require balancing competing interests.

12.  Must have a reliable means of transportation and maintain a valid driver’s license.

13.   Must be available on call for emergency crisis situations and respond after work hours as needed for emergencies

14.  Ability to work effectively with a diverse community.

WORK ENVIRONMENT

1.    On occasion walk or drive to different local sites throughout the day

2.    Regularly required to sit, stand, bend and ocasionally lift or carry up to 35 pounds

4.    May necessitate working in busy and loud environments

5.    May be exposed to elements like cold, heat, dust, noise and odor
