The organization is currently the only community development organization in the City of Philadelphia that is a chartered member of the NeighborWorks America network. Historically, our approach to arts-based development and vacant land management have been considered innovative and transformative. Our current work using a trauma-informed community engagement model, applying a racial equity lens across the organization, and leading programs at the intersection of health and housing are keeping NKCDC at the cutting-edge of community development. NKCDC draws on the strengths of the communities in Kensington, Fishtown, and Port Richmond — a population of over 87,000 residents, 35% of whom live below the federal poverty level — to make sure neighborhood development benefits all residents. Function

Assist NKCDC’s efforts generally and the Real Estate & Economic Development Director in particular to improve the community’s economic condition, including neighborhood redevelopment efforts, planning, communication, outreach and business attraction. This position will be located on-site at our main office, 2771 Ruth Street, Suite 1, Philadelphia, PA 19134, but may require significant remote work per City of Philadelphia pandemic safety restrictions.

Director of Real Estate & Economic Development

 

Primary Responsibilities

·      Assist the Direct of Real Estate & Economic Development in the coordination of commercial corridor economic development activities. Coordinate and communicate revitalization efforts with businesses along commercial corridors.

·      Assist the Direct of Real Estate & Economic Development in the supervision and management of the Commercial Corridor Cleaning Program and team of five Commercial Corridor Stewards team (four Stewards, one Lead Steward).

·      Document, record and provide status reports on ongoing efforts in CRM. 

·      Track and maintain a list of available commercial and industrial spaces along the corridor and work to place entrepreneurs in appropriate spaces.

·      Facilitate business participation in façade improvement programs and other commerce programs.

·      Organize and implement corridor related activities to promote the arts and support local businesses.

·      Implement corridor related events that promote the arts, music and showcase local entrepreneurs.

·      Work with the neighborhood zoning committees and associations to advocate for well-designed commercial development on corridors.

·      Complete annual business surveys and survey economic development conditions with corridor businesses and adjacent areas to identify trends and better serve community.

·      Provide up to date outreach and communication through business newsletter and Frankford Ave Arts channels (newsletter, blog, social media).

·      Commercial Corridor management in corridors such as along N. Front St./Kensington Ave., E. Allegheny, and Frankford Ave. North of Lehigh.

·       E Girard, Front St, & Richmond and Allegheny commercial corridors.

·      Maintain and develop relationships with business owners, funders, partners, city officials

·      Take lead on public safety initiatives on commercial corridors.

·      Work on Kensington Derby & Arts Fest, NKCDC Garden programing, & other community events as needed.

·      Other tasks as assigned.

 

Qualifications

·        3 to 4 years work experience dealing with the public BA in a relevant field (e.g. economic/community development, city planning, business development, public administration) or 3 to 4 years relevant work experience required; BA in relevant field a plus, but not required.

·      1 to 3 years experience working with related fields dealing with the public.

·      Excellent interpersonal & public relations skills required. Self-motivated to develop strong working relationships. Cold calls/visits an important part of this position.

·      Proficiency in Microsoft Office/MS 365/Sharepoint applications required; proficiency in graphics programs, CRM systems, online newsletter formatting, web content management systems, social media, etc. are a plus..

·      Bilingual, Spanish/English highly desired.

·      Knowledge of city programs, agencies, and business development.

·      Knowledge of/familiarity with 19134/19125 businesses and communities.

·      Familiarity with/commitment to equitable community development programs, policies, best practices, and trends.

·      Both team player and self-starter with ability to prioritize tasks. Meeting facilitation or event planning skills a plus.

·      Highly organized with excellent oral and written communication skills.

·      Demonstrated experience working with culturally diverse groups of people.

 

Compensation

Competitive salary with excellent benefits including HMO health plan, long- and short-term disability insurance, life insurance, paid vacation, and 403(b) retirement plan. Salary for this position will be $1,107.58 per week, with a full-time schedule, 35 hours per week. This position will be located on-site at our main office, 2771 Ruth Street, Suite 1, Philadelphia, PA 19134, but may require significant remote work per City of Philadelphia pandemic safety restrictions.
