Position:

The Multi-Family Development Project Manager (“Project Manager”), working in close association with the Director of Multi-Family Development (“Director”), will manage individual multi-family development projects as assigned by the Director. This will include:

 Obtains and reviews housing-related data, market studies, and demographic data to analyze housing conditions in various neighborhoods.

 In conjunction with the Director, works with the property acquisition specialist to identify sites for the development or renovation of multi-family properties and assists in completion of due diligence activities (surveys, appraisals, environmental studies, etc.).

 Assists in researching and applying for funding opportunities to support development projects, including Low Income Housing Tax Credits, Federal and local grant opportunities and private endowments.

 Prepares and completes financial feasibility analyses as necessary.

 Oversees architects/designers and engineers to develop project plans and specifications.

 Obtains building permits, utility availability letters, soils tests, environmental studies, and other necessary documentation for the building process.

 Conducts competitive bidding process for construction projects, assembling bid packages and reviewing contractor responses.

 Oversees construction and provides direction to builders/contractors. Coordinate inspections, develop punch lists, and follow through with builders/contractors to address punch / repair requests.

 Reviews construction draw requests and transmits to Director for processing.

 Perform other duties as assigned.

Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

 Bachelor degree and three-plus years of related experience in architecture, construction or related field. Experience may be substituted for education.

 Excellent organizational skills. Ability to work independently on multiple tasks simultaneously.

 To perform this job successfully, an individual should have knowledge of Microsoft Office applications and basic data analysis techniques.

 Must have reliable transportation with a valid driver’s license.

 Bi-Lingual capability (English/Spanish) preferred.
