The Director of Real Estate Development is responsible for managing, directly and through supervision of real estate staff, activities related to the acquisition, construction, and/or renovation of housing and commercial properties to meet the mission of Dorchester Bay EDC. We are looking for a seasoned entrepreneurial real estate professional to oversee a sophisticated department responsible for Dorchester Bay’s housing and commercial real estate development. The Director of Real Estate Development must be capable of managing and growing a development pipeline into a dependable stream of high-quality projects that garner strong neighborhood support and advance the organization’s strategic objectives. The Director of Real Estate Development is expected to play a leadership role in setting and then executing a real estate agenda in line with Dorchester Bay’s 2018 Strategic Plan. In addition, the Director will play an important role in helping to shepherd the growth and expansion of the entire organization. The Director should have a high profile in the community development field and be adept at establishing and cultivating strategic relationships.


·        Oversee existing and future real estate projects.

·        Create and maintain a pipeline of new real estate development projects, including site research, feasibility

analyses, acquisition and/or site control and securing of project financing, including factoring asset

management requirements into deal structures.

·        Initiate and manage completion of real estate development projects; including monitoring of project budgets

·        Negotiate with public and private entities, establish realistic timetables

·        Negotiate contracts with and coordinate the work of project architects, contractors, lawyers and consultants

·        Prepare financing proposals, obtain financing commitments and manage real estate closings

·        Represent Dorchester Bay EDC at meetings with project funders, partners and community organizations

·        Oversee project-related community outreach in conjunction with the Organizing Department of Dorchester Bay


·        Provide staff support to the Real Estate Committee and report regularly to the Board of Directors on real estate

development activities

·        Participate in inter agency collaborations to advance affordable housing and commercial real estate initiatives.

·        Participate in implementing the overall Strategic Plan for Dorchester Bay, and contribute strategically to the

organization’s overall growth and evolution

·        Identify future real estate and other related organizational needs and propose program improvements and/or

expansion to meet those needs


·        Responsible for the direction, supervision, evaluation and development of real estate department staff.

·        Responsible for working with department staff and/or consultants assigned to establish performance

expectations and work plans to meet performance expectations

·        Responsible for monitoring department staff progress toward performance expectations (objectives) and

adjusting work plans as necessary to accomplish them

·        Responsible for working with department staff to understand professional development objectives

·        Responsible for reporting to lenders on real estate development projects per requirement of lenders

·        Responsible for meeting regularly with development staff in team meetings

·        Responsible for assessing space and other needs of the department and department staff

·        Responsible for overseeing the development of the department budget

·        Participate in senior management meetings and activities


·        Master’s or Bachelor’s degree in real estate development, business administration or city planning required

·        Minimum of 5 years of professional experience in real estate development with increasing responsibility,

preferably in community development environment. Additional years of experience may be used in lieu of

required professional degree

·        Minimum two years of management experience, preferably in a community development organization (e.g.,

managing project staff, administering and coordinating staff and project activities, and participating in annual:

budgeting process)

·        Technical expertise in real estate development, including finance, design, construction, and property


·        Familiarity with the City, State and Federal Sources of Housing development funding, including :

pre-development funding, construction financing and permanent lending

·        Familiarity with both housing and commercial development. Expertise with both LIHTC and NMTC programs:


·        Ability to manage and integrate community processes around real estate development activities

·        Entrepreneurial spirit and capacity to creatively solve problems

·        Commitment to Dorchester Bay’s mission, i.e., commitment to community development and neighborhood


·        Excellent interpersonal and communication skills

·        Computer literacy, including but not limited to word processing, spreadsheet, and internet skills; familiarity:

with software tools created for project management

·        Experience with service-enriched supportive housing a plus
