Organization Description:

The purpose of a BID is to improve conditions for businesses in a specific area, attract and retain businesses, generate jobs, and improve the quality of life for those who use the district. A BID enables stakeholders to decide which services to provide in order to meet their district’s specific needs.

Representing nearly 400 businesses in Brooklyn’s vibrant Brooklyn Heights, Boerum Hill and Cobble Hill neighborhoods, the Atlantic Avenue Business Improvement District (AABID) is dedicated to promoting the Avenue’s long-term economic development thereby creating a thriving boulevard that attracts both residents and visitors to its vast array of services, shops and dining, while preserving the Avenue’s rich history and diverse character.

The Atlantic Avenue BID covers all properties fronting Atlantic Avenue from the BQE to 4th Avenue, as well as the side streets stretching one block north and south of Atlantic Avenue.


Job Description and Essential Duties:

The Atlantic Avenue BID seeks a part-time Vacancy Project Coordinator to: (1) serve as the primary aggregator of data related to market trends on Atlantic Avenue and New York City as a whole; (2) educate current and potential stakeholders on these trends; (3) produce regular reports highlighting opportunities to open a business on the Avenue.


The above duties will be accomplished by undertaking the following activities:


  • Update the BID’s business directory on a consistent basis to ensure that our records are up-to-date.
  • Create a listing of every available ground-floor retail space in the district, with street address, asking rent, square footage, zoning information, brokerage firm, broker contact name, phone number, and any additional relevant information.
  • Synthesize and package this data into monthly “Retail Opportunities” reports to highlight existing vacancies on the Avenue.
  • Produce “Quarterly District Market Trends” reports to summarize real estate industry activity throughout New York City, listing actual per-square-foot rents for signed leases in the past quarter, and comparing them to Atlantic Avenue.
  • Compile specific data on the current retail environment on Atlantic Avenue (e.g., number of clothing boutiques on the Avenue, types of cuisine served by restaurants, etc.) 
  • Produce monthly “Best Practices” reports to showcase success stories on the corridor of business owners that have adapted their business model to adjust to an evolving consumer market.
  • Create a master database of agreed-to leases (in Google Sheets or a similar app) for all the ground floor retail spaces in the district with an operating business, including information such as: lease term, monthly rent, existence of clauses (e.g., good guy clause, demolition clause, etc.), responsibility to cover percentage of property tax increases, etc. for stakeholder use.
  • Coordinate educational seminars and workshops for merchants and property owners that share tips, tricks, and guidance on how to address problems/concerns on issues related to vacancy.
  • Organize an event focused on educating realtors on the retail opportunities along the commercial corridor (e.g., walking tour of vacant storefronts on Atlantic Avenue or presentation of findings in monthly opportunities reports and quarterly retail trends reports).


Other job duties:

  • Assist in the packing, carrying, and distribution of materials related to events.
  • Perform various other administrative tasks as needed.


Qualifications:

Successful candidates for this position will have at least one year’s experience working in some combination of the following areas: economic development, market research, public policy, real estate, database management, constituent services. 


Preferred Qualifications:

  • Bachelor’s degree or currently enrolled in an undergraduate program
  • Comfortable with digital technology, including Microsoft Office and Google Suite apps
  • Strong writing skills and ability to produce reports for a wide audience
  • Strong command of English
  • Experience with GIS is a plus
  • Knowledge of or experience working in Brooklyn Heights, Cobble Hill, Boerum Hill community preferred
  • Understanding of city government, BIDs and economic development
