Governors Island (Island) is a 172-acre island in the heart of New York Harbor nestled between Lower Manhattan and the Brooklyn waterfront. Eight minutes from the energy and excitement of the City, the Island is a popular seasonal destination. A resilient new park is complemented by dozens of unique historic buildings, environmental educational facilities, a rich arts and culture program and a 22-acre National Monument managed by the National Park Service. Unlike anywhere else in New York, Governors Island offers peaceful settings with sweeping views of the Harbor, Lower Manhattan skyline and Statue of Liberty. Looking ahead, the Island will be activated year-round as a sustainable campus for learning and entrepreneurship, with plans for expanded commercial and non-profit uses in its future.

In 2019, Governors Island is open to the public every day from May 1-October 31. Island operations continue year-round, with a public high school, artist residency program and new commercial tenancies.


KEY RESPONSIBILITIES

The Real Estate & Planning Project Manager supports all aspects of the future development of the Island. The Project Manager will lead and support on a range of mixed-use real estate development projects from historic rehabilitations of existing North Island structures to future ground-up development on large development parcels on the South Island. The projects will range from public-private partnerships, self-developed buildings, tax-credit financings, long term planning, financial analyses and forecasting and other one-time special projects that help achieve the Trust’s development goals. The Project Manager will work on and support all phases of development projects: from conception, through lease and financial structuring, closing, and overseeing construction. The Project Manager will also play a key role in strategic planning for the Island.

Specifically, the Project Manager contributes to strategic thinking on real estate development alternatives with thoughtful analysis; develops and oversees pro forma models of financial and other returns to the Trust; performs financial analysis, cash flow scenarios and financial summary packages; leads tenant solicitation outreach; developers business plans and drafts requests for proposals; reviews legal documents and manages tenant negotiations; manages timelines and budgets; prepares clear and concise summary documentation in a variety of formats for use in presentations, proposals and/or reports to Senior Staff, community stakeholders, elected officials and/or the Trust’s Board of Directors; and collaborates closely with colleagues in other departments such as Legal, Capital and Operations.


QUALIFICATIONS

Education:

  • Bachelor’s Degree in real estate, business, finance, public policy, urban planning, or similar field required


Required Experience:

  • Minimum of 2 years of experience in a relevant field


Required Skills, Knowledge and Abilities:

  • Strong quantitative, financial analysis and real estate modelling (MS/Excel) skills are a prerequisite
  • Proactive and self-directed leader with an ability to create and maintain project momentum and juggle multiple high-priority projects simultaneously
  • Decision making and communication skills commensurate with a position that is frequently required to represent the organization with external parties
  • Excellent written and verbal communication skills, and an ability to synthesize complex issues, summarize and present them clearly
  • Entrepreneurial spirit
