ABOUT THE POSITION: The Maintenance Technician is responsible for performing, or arranging for, the repair and maintenance of the physical assets (property and equipment) for Compass Housing Alliance, a multi-facility housing agency with 20+ buildings in the Seattle-King County Metropolitan area. This is a unionized position, represented by Local 8 of the Office and Professional Employees International Union (OPEIU)

LOCATION: Compass on Dexter building in South Lake Union (home office, regular daily work occurs at various locations)
REPORTS TO: Interim Facilities Manager
FLSA STATUS: Non-Exempt
SCHEDULE: Saturday-Wednesday 7am-3:30pm; with staff meetings monthly
SALARY RANGE: $19.21 per hour
ESSENTIAL DUTIES AND RESPONSIBILITIES
Other duties, responsibilities, and activities may change or be assigned at any time. The employee in this position must be able to read, write, and understand English.
o Perform responsive repairs and preventative maintenance on building interiors and exteriors, within established timelines.
o Respond to regular repair and emergency situations using good judgment and best practices that are consistent with safety procedures and agency standards.
o Perform functions including basic carpentry, electrical, plumbing, dry wall, security systems, and painting projects.
o Prepare and respond to scheduled inspections and site visits from various funding agencies.
o Work in a safe manner and recognize unsafe situations. Take appropriate action to ensure safety of self and others in and around our buildings.
o Assist with unit and office transitions, as needed.
o Identify and report defective materials or questionable unit conditions to the department supervisor.
o Maintain the work area and equipment in a clean and orderly condition and follow prescribed safety regulations.
o Report client/resident behavior to program staff that might present maintenance or repair concerns.
o Maintain necessary paperwork including, but not limited to, work orders, maintenance logs, receipts, and invoices.
o Purchase supplies and track inventory in coordination with the Facilities Administrator.
o Pull requests, access records, and document within the facilities software system.
o Maintain a favorable working relationship with all other company employees to foster and promote a cooperative and harmonious working climate.
o Project a favorable image of the organization to promote its aims and objectives and foster and enhance public recognition and acceptance of all its areas of endeavor.
o Perform all duties and responsibilities in a timely and effective manner in accordance with established company policies to achieve the overall objectives of this position.
KNOWLEDGE, SKILLS, AND ABILITIES
· Demonstrated knowledge of facilities responsive repairs and planned preventative maintenance as well as basic equipment and appliance troubleshooting skills.
· Demonstrated knowledge of basic carpentry, electrical, plumbing, dry wall, security and painting.
· Ability to set and maintain boundaries in a professional manner.

· Valid WA driver’s license, and a driving record that meets Compass standards, required.
EDUCATION AND/OR EXPERIENCE
· High School Diploma/GED is required, Associate degree preferred.
· A minimum of 3 years’ experience working in a maintenance capacity or related field.
· Technical school or maintenance-related certification, a plus.
· Or any equivalent combination of relevant education, experience, and training that provides the required knowledge, skills and abilities.
· Familiarity with issues of homelessness, mental illness, substance abuse, sexual assault, and/or domestic violence, desired.

o The employee is frequently required to stand, walk, use hands to finger, handle, or feel, type, and reach with hands and arms; and requires the ability to occasionally push, pull, lift and/or carry supplies up to 50 pounds.
o Must be able to kneel, crawl, and crouch. Some work may occur in confined spaces.
o Work takes place in office, housing, and shelter environments where long periods of standing, sitting, working on a computer, walking to various work areas, and going up and down stairs are required.
o Travel to program sites and meetings outside the office and around the county are necessary.
Mental efforts like attention to detail, interacting with others in-person and through email, using critical thinking skills to strategize, develop and implement business plans, create and edit documents, listen and participate verbally at meetings.

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The noise level in the work environment is normal. Compass programs are housed within a human services environment in the Greater Seattle area. Our diverse tenant community includes many single, formerly homeless adults who lack any family support system. Compounding the constraints of poverty, our client community includes the physically and mentally disabled, persons living with AIDS, those who struggle with chemical dependencies, veterans, and vulnerable, elderly adults. Working at Compass will mean that you will be in close proximity to the people we serve. This position is not eligible for remote work, it requires onsite work only.
