Summary

Directs and coordinates activities of assigned portfolio of residential real estate properties. Ascertains that building owner's interests are being safeguarded and that their objectives are being realized through the maximization of financial resources to the benefit of the physical plant and tenant quality of life. Facilitate interaction between central office systems and site operations.

Aids Senior Vice President/General Manager in formulating and administering organization policies by performing the following duties personally or through subordinate managers.

Essential Duties and Responsibilities include the following. Other duties may be assigned:

Participates in formulating and administering company policies and developing long range goals and objectives.

Directs and coordinates activities of department or division for which responsibility is delegated to further attainment of goals and objectives.

Reviews analyses of activities, costs, operations, and forecast data to determine department or division progress toward stated goals and objectives.

Confers with Senior VP/General Manager and other administrative personnel to review achievements and discuss required changes in goals or objectives resulting from current status and conditions.

Reports to the Senior VP/General Manager on the operations of the following:

- Performance of Property Manager at assigned properties

- Building conditions and fiscal health of properties

- Client Status

Prepare annual budgets and review monthly cash statements as they relate to budgets

Work with Accounting Staff on items that should appear on statements that are consistent with budget

Investigate reasons for inordinate expenses or expenses that exceed budget and instruct Property Managers to take measures to limit such expenditures

Maintain good owner/client relations as the key PHSI contact by preparing monthly status reports

Guide Property Managers and structure their priorities in their daily functions as it relates to company policy and owner objectives

Work with governmental agencies and site staff to ensure overall regulatory compliance

Evaluate personnel requirements and other management site costs as they compare from site to site and make recommendations accordingly

Discuss with clients terms and conditions for providing management services; drafts agreements stipulating extent and scope of management responsibilities, services to be performed, and cost for services

Supervisory Responsibilities          

Manages several subordinate supervisors who supervise site staff in the Property Management division. Is responsible for the overall direction, coordination, and evaluation of these units. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Qualifications

Education and/or Experience          

Master's degree (M. A.) or equivalent preferred; four to ten years related experience and/or training; or equivalent combination of education and experience.

Language Skills          

Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to effectively present information to top management, public groups, and/or boards of directors.

Mathematical Skills          

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and area. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability          

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Computer Skills          

To perform this job successfully, an individual should have knowledge of Yardi software; Database software; Internet software; Inventory software; Order processing systems; Spreadsheet software and Word Processing software.
