Job Title: Site Manager
Team: The Amy/University District
Supported by: Director of Property Operations
Compensation: $43,900 - $58,500 annually
Hours: 40 hours per week - 1.0 FTE
As our Site Manager, you will be the Leader of a community of college students and all CHNW staff who support and participate in that community. The role is part Property Manager, part Student Engagement Director and part Operations Manager for two vibrant communities in Portland: University District, made up of 61 units and The Amy, made up of 141 units. This role leads the community by example, assuring a strong, supportive environment within which students and staff can participate fully in shaping their environment and experience. This position is committed to keeping the focus on positive impact and student experience while overseeing fiscally responsible and efficient operations.
Essential Job Functions
Responsible for providing leadership to the community:
- Ensures successful operations of Leasing, Maintenance, Student Engagement functions.
- Perform supervisory responsibilities including decisions related to hiring, performance management, promotions, disciplinary actions and terminations.
- Participates in shaping of CHNW through individual, team, and management meetings as well as through both internal and Board committees, and industry events and training.
- Proactively develops, presents, and implements new practices and trainings that support a work-culture of growth and advancement.
- Supports an environment of unparalleled staff engagement by providing consistent and effective feedback, guidance, and opportunities to engage in structured and unstructured professional development.
- Reviews and monitors financial expenditures to ensure that all money spent is being used in a manner that is effective and sustainable.
- Leads all marketing and leasing activities to ensure the successful lease-up of the community and maintains a focus on maintaining full occupancy throughout the year.
- Participates in the planning and implementation of a successful opening of the community. Assists the Director of Property Operations in developing community policies and procedures in accordance with established CHNW standards for site operation.
- Ensures operations of the program are reviewed and updated regularly to meet both current and future needs of the organization, including budget, pricing, vacancy, maintenance, and other operational aspects.
- Monitors projects and day-to-day business operations in an effective manner.
- Responsible for representing CHNW in a strong, and ethical manner, at neighborhood organization meetings and other public forums.
Responsible for the positive student engagement and services at the site.
- Develops a familiarity with campus and community resources to ensure timely, efficient referrals when appropriate to student tenants
- Performs complex student-tenant relations activities including conduct meetings, initiating legal proceedings, and contacting legal consultants for advice
- Assist in the administration of the CHNW assessment plans including coordinating student surveys
- In conjunction with the Student Engagement Coordinator, recruits and supports Resident Council committees in identifying concerns and voicing suggestions for problem solving and policy change
- Assists in planning and facilitating social and skill-building events tracking attendance, cost and outcomes
- Directs staff in marketing and social media efforts to ensure CHNW’s brand is reaching current and prospective students, as well as maintaining positive and effective communications with current and future students.
Responsible for the successful operation and maintenance of the site.
- Establishes rental rate parameters working with the executive team members surveying comparable rates, calculating overhead costs, depreciation, taxes, and budget goals.
- Reviews and approves payables and receivables as prepared at the site level.
- Manages and directs the daily leasing operations; supports rent collection and accounting processes.
- Supervises and supports the leasing aspects in apartment turn-over schedule and supervision of the move in and out process including re-contracting and student status verification.
- Supervises and supports the routine maintenance process including supply ordering, work order management, contract solicitation and review, safety standards, and unit turn process.
- Works in conjunction with maintenance staff, resident council, and Director of Property Operations to develop, review and implement Capital Improvement/Deferred Maintenance plans and sustainability efforts.
- Performs additional duties as assigned
Education & Experience Requirements:
- You have a Bachelor’s Degree (Master’s degree preferred) in student affairs, business, or related field
- You have at least 3-5 years of related experience
- You have at least 3+ years of supervisory experience

The following capabilities are required to perform the essential functions of this position:
- Majority of work is completed in a general office environment with exposure to moderate levels of noise in a well-lit, well-ventilated and fast paced environment; continuously required to read computer screen. Work may involve lifting up to 20 lbs. Travel is required 10% or less, but will vary depending on future expansion projects. A valid driver's license is required.
