Habitat for Humanity affiliate located Silver Spring Maryland and serving Montgomery County and Prince Georges Counties is seeking a Director of Real Estate Development & Construction. 

Basic Function: The Director of Real Estate Development & Construction exercises discretion and independent judgment with respect to matters of significance to the management and operation of HFHMM including planning, managing, coordinating, and administering the overall real estate development and construction of new residential houses or rehabilitation of existing residential houses, and repairs and weatherization of owner occupied homes.


Key Responsibilities:        

 Real Estate Development – New Construction

·        Participate in analysis of potential sites for affordable housing communities

·        Oversee the development and submission of final site plans

·        Develop budget for pre-construction site development

·        Select, coordinate, and prepare contracts for, and supervise subcontractors

·        Coordinate plans for installation of utilities with various agencies, including WSSC, Pepco, Verizon, and Comcast

·        Obtain permits and bonds


Project Management – New Construction/Rehab Construction

·        Participate in inspections, analysis and selection of rehab properties

·        Develop building construction budgets

·        Develop building construction schedules; monitor construction progress and modify schedule as needed

·        Establish and implement construction quality control procedures

·        Obtain building permits and schedule inspections

·        Select, coordinate, and prepare contracts for, and supervise subcontractors

·        Coordinate and schedule site utilities with providers, including WSSC, Pepco, Verizon, and Comcast

·        Acquire necessary material, equipment, and tools for the construction sites

·        Ensure that construction equipment for the project is properly insured

·        Maintain OSHA compliance and safe building construction conditions

·        Conduct pre-occupancy walk-through with partner families; develop punch list and coordinate prompt repairs

·        Coordinate repairs or warranty work for existing Habitat homes


Repair & Weatherization Program/ReStore Deconstruction

·        Provide inspection and analysis of repair & weatherization of owner occupied homes

·        Provide inspection and analysis of ReStore deconstruction projects as needed

·        Provide supervision of repair & weatherization projects and/or deconstruction projects as needed


Resource Management

·        Ensure supervision is provided on the construction site

·        Oversee the identification and solicitation of in-kind material donations

·        Establish and maintain a loss control system including inventory procedures and physical security measures

·        Establish and maintain organization of construction storage space



·        Provide the President & CEO, Board of Directors, and Construction Committee with regular updates

·        Participate and contribute as a member of the Leadership Team 

·        Serve as the Chair of Construction Committee meetings

·        Work cooperatively with the Development Department to schedule team builds

·        Work cooperatively with the Program Services Department to coordinate homebuyer sweat equity requirements and homeowner maintenance 


·        A minimum of five year of experience in residential real estate and site development

·        A minimum of five years of experience in new residential construction management

·        A minimum of two years of experience in residential house rehabilitation or repair

·        Some experience in deconstruction

·        Excellent organizational, planning, and supervisory skills

·        Familiarity with all building trades, including site preparation; sediment control and storm water management, forest conservation, sewer and water, storm drains, and utilities

·        Excellent verbal communication skills

·        Ability to work well with volunteers and provide training for construction site Crew Leaders and volunteers

·        Computer skills including Microsoft Word and Excel

·        Must be able to work independently

·        Able to work flexible days and hours. The normal work week is Tuesday through Saturday, but the job requires flexibility to work Sundays and attend meetings or events during the evening

·        Job is physically active, requiring ability to be an effective supervisor at the work site. Must be able to climb stairs and lift 50 lbs

·        Reliable transportation and valid driver’s license is required
