The Home Ownership Center (HOC) Loan Originator is responsible for originating all HOC loans, promotion of existing and new loan products and the taking of complete and accurate applications. This position is required to have a current Loan Originator license with the State of Alaska and have a minimum of three years’ experience originating mortgage loans. This position must be able to work under pressure and meet multiple deadlines. This position reports to the HOC Manager.

Functions:

  1. Performs mortgage licensing activities such as loan origination. Takes applications, orders credit reports, title prelims, appraisals, verifications and any other information necessary to make an underwriting determination.
  2. Keeps up to date on all mortgage loan software systems (e.g., Salesforce, Calyx-point). Is well informed and up-to-date on all loan product guidelines, procedures, regulations and investor requirements.
  3. Participates in the marketing of the HOC's products and services to the public. Helps create marketing materials and identifies marketing opportunities.
  4. Ensure compliance with SAFE Act/State of Alaska/NMLS Mortgage Licensing and performs all licensed activities for the Home Ownership Center.
  5. Serves as the closing agent for the Home Ownership Center which requires gathering all necessary pre-closing activities including underwriting conditions, insurance binder, wiring funds and the preparation of the Closing Disclosure and mortgage documents for the borrower to sign at closing.
  6. Performs other related grant, lending and special project functions for NWAK.
  7. Maintains relationships with state and federal agencies and regulatory bodies.
  8. Perform related duties as assigned by supervisor.
  9. Maintain compliance with all company policies and procedures.
  10. Provides support to the senior leadership of the Home Ownership Center and serves as backup as needed.

Education and/or Work Experience Requirements:

Education & Experience: Bachelor’s degree or equivalent work experience, plus three years or more of experience in consumer lending and various mortgage financial programs, real estate/lending principles or community based non-profit organization. Demonstrated experience performing loans and grant administration responsibilities such as coordinating with agencies, administration of client files, meeting reporting requirements.

Communication Skills: Strong oral, written communication and presentation skills. Must be able to keep all interested parties updated with status/progress of the loan process on a regular and ongoing basis.

Language Skills: Ability to read and interpret procedures, policies, and regulations. Ability to write (including narrative commentary and statistical reports) with consistency, clarity, and logic. Skill in delivering information verbally in public forums.

Mathematical Skills: Ability to apply basic arithmetic: adding, subtracting, multiplying and dividing. Analyzing self-employed borrower’s income/expenses and balance sheets. Must understand accounting and financial concepts and use analytical abilities and good judgment in creating and interpreting organizational business documents.

Reasoning and Judgment Abilities: Ability to address practical problems and seek workable solutions. Ability to interpret a variety of instructions furnished in written forms.

Certificates, Licenses, Registrations, and Certifications: Must be licensed as a mortgage originator in the State of Alaska and compliant with the SAFE Act. Required to obtain all certifications from NeighborWorks® America for the company to maintain its Full-Cycle® Lending Certification. Continuing education requirements for SAFE Act compliance. Provide a valid driver’s license and auto insurance, a good driving record, and reliable transportation is needed to drive to public meetings and neighborhood areas.

Other Skills or Abilities: Computer proficiency (MS Office – Word, Excel and Outlook), advanced skills in spreadsheet, word processing, and database programs. Fluent in the use of mortgage software and Customer Relationship Management System (Salesforce). . Knowledge of mortgage programs, lending principles and be familiar with the functions of a community based nonprofit organization. Must possess the skills and knowledge to qualify a client for a mortgage loan under all available programs. Must have a high attention to detail and experience in working with client in a confidential setting either in person, in writing (via e-mail) or on the telephone. Must have strong knowledge of SAFE Act, Consumer Financial Protection Bureau and all other lending compliance rules. Demonstrated organizational skills and the ability to handle multiple tasks. Ability to work independently and with self-direction, work in a group and be a team player. Demonstrated sales ability and extraordinary customer service skills.

Conflicts of Interest: The incumbent of this position must avoid conflicts of interest and the appearance of conflicts of interest with contractors of NWAK and those who bid on contracts with NWAK.

Confidentiality: This position requires the confidential handling of information, both internal to the organization and external materials submitted by clients and residents
