About Tenants & Neighbors:

Tenants & Neighbors is an established housing justice organization that helps low and moderate-income tenants build and effectively wield their collective power to preserve at-risk affordable housing and to strengthen tenants' rights in New York State through organizing, education, leadership development, grassroots system change campaigns, and strategic policy and legislative advocacy.

Position Summary:

The successful candidate will be a nuanced and persuasive storyteller — someone who can interweave institutional history, strategic vision, and program design into compelling narratives.  This is an exciting opportunity to grow and diversify a dynamic organization’s financial support and to use its core messages to support fund development to proactively address one of the most critical issues of our time.  

The Grants & Development Manager will focus on proposal grant writing and individual giving to expand and diversify our donor base and plan and execute events to recruit, cultivate and steward a diverse donor community.  They will collaborate with the Executive Director and other colleagues to write compelling grant proposals to grow financial support for Tenants & Neighbors’ mission and programmatic work.  We want to ensure that our new and existing partners have an amazing experience that inspires them to mission-supportive action.

Responsibilities include but are not limited to the following:

  • Seek new grant opportunities and develop a year plan with the Executive Director.
  • Identify and research individual donor prospects, developing and implementing a strategic plan for cultivation, solicitation, stewardship, and regular follow-up.
  • Database management: Reviewing and updating all donor portfolios; including timelines and strategy for upgraded giving.
  • Keep up to date on current trends in philanthropy and adjust strategies and work plans accordingly.


Expand and sustain Annual Giving by:

  • Planning and executing a calendar of donor e-blast communications and analyzing click-through reports.

  • Securing gifts from and further engaging with donors through written correspondence, telephone contact, personal contact, and email, assuring that donor requests are processed in a timely manner.
  • Scheduling and implementing monthly small group donor conversations with ED.
  • Planning and executing the production of print and electronic solicitations, for example, year-end campaigns and crowdsourcing.
  • Overseeing gift entry and acknowledgment process
  • Collaborating with the Communications department to develop key messages and storytelling to enhance Tenants and Neighbor’s brand and support fundraising efforts
  • Work with communications coordinator to prepare periodic communications such as newsletters, action alerts, and reports to steward current institutional funders and individual donors. 
  • Supervising and mentoring the Development Intern
  • Lead planning and execution of Annual Gala, as well as a calendar of in-person/virtual fundraising events

The successful candidate will demonstrate:

  • Minimum 3 years of experience in grant writing or related.
  • Compelling use of language and solid writing & editing skills.
  • Openness to a collaborative writing process.
  • Ability to write for and communicate with varying audiences.
  • Impeccable time management.
  • Ability to manage multiple, simultaneous projects to meet deadlines.
  • A detail-oriented, efficient, and resourceful work ethic.
  • A proven, crystal clear alignment with working-class communities of color. 

Salary & benefits:

Salary $30,000 . The benefits package includes health and dental coverage, and paid time off.

About Tenants & Neighbors:

Tenants & Neighbors has a powerful vision, shared leadership, a high level of expertise, experienced and engaged member leaders, collaborative relationships with allied organizations, the respect of our elected officials, and a strong track record of campaign victories.

Our Structure:

Tenants & Neighbors is made up of two affiliate organizations: New York State Tenants & Neighbors Information Service, a 501(c)3 organization founded in 1993, and New York State Tenants & Neighbors Coalition, a 501(c)4 membership organization founded in 1974. The two organizations have a joint operating budget of approximately $500,000 and a staff size of 4-6. The Information Service is primarily funded by government grants and discretionary allocations and by foundation grants. The Coalition is funded entirely by membership dues and donations from individuals, primarily low and moderate-income affordable housing tenants.

How We Make Decisions:

Tenants & Neighbors is committed to be led by the people most directly impacted by the work we do. Our broad vision and strategic direction are set by the Board of Directors, which is comprised of low and moderate-income tenants as well as staff of allied organizations. 

Among other responsibilities, the board and other tenant leaders make recommendations about what specific issues the organization should focus on in our organizing and advocacy work.

In 2014, we launched a new Tenant Leadership Institute, designed to prepare our active

members to take on stronger leadership roles in Tenants & Neighbors and in the

broader housing movement.
