    Shift Schedule: Monday-Friday, 9AM-5PM Hours Per Week: 35

    General Responsibilities:

    Manages and directs the daily operations of the assigned HUD 202 property. The Property Manager executes and oversees the rental process, cleaning, repairing and maintenance of the buildings and exterior grounds, reporting to and interacting with all applicable regulatory agencies. Also responsible for recruitment, training, development and overall supervision of the onsite staff.

    Specific Duties and Responsibilities:

    • Performs all tenant-related functions, including completion of certifications, admission procedures, applicant interviews, move-in/move-out procedures, in compliance with Section 8 guidelines.
    • Serve as the primary contact for tenants regarding concerns, repairs, and lease matters.
    • Track rent payments, address delinquencies, and initiate collection actions when necessary.
    • Timely processing of purchase orders and invoicing, in accordance with established procurement procedures.
    • Submits monthly reports to Housing Directors.
    • Supervises site management, including maintenance of building.
    • Manages the property in accordance with Federal and State Fair Housing regulations and laws.
    • Prepares vouchers and statistics for submission to government and third party entities.
    • Implements all security and safety procedures, including training tenants, staff and volunteers.
    • Maintains appropriate working relationships with other JASA staff.
    • Acts as liaison with community groups and organizations.
    • Supervises and evaluates staff. Recommends hiring, discipline and termination procedures for staff.
    • Hosts quarterly resident meetings.
    • Promotes group programming in accordance with the interests of the tenants.
    • Performs other related tasks as requested or assigned.

    Requirements:

    • High school graduate or GED equivalent. Bachelor’s degree preferred. Three or more years building management experience, preferably in a large multi-family development.
    • Working knowledge of property maintenance, supervision experience, general knowledge of real estate management.
    • Working knowledge of HUD, HPD, HDC regulations and procedures.
    • Required to be on call at all times or arrange for coverage.
    • Knowledge of building systems including but not limited to HVAC, boilers, appliances, electrical, plumbing, carpentry, and general construction.
    • Ability to complete assignments efficiently, set priority, meet deadlines, work on several projects at once, and to deal with staff effectively at various locations.
    • Must have a sensitivity for and understanding of the needs of the elderly.
    • Must be computer literate, and willing to learn program-specific software.
    • Must be able to communicate in English, both verbally and written.
