    TITLE: Properties Director

    REPORTS TO: Executive Administrator of Operations

    FLSA CLASSIFICATION: Full time, Exempt

    SUMMARY: The Properties Director will be responsible for the remote oversight of specified Congregational properties. The director will have ultimate accountability for the upkeep and maintenance of all facilities enumerated below, the level of which will be dependent upon the scope and nature of the work being performed and the local staff in place.

    Local Residences (9) Within 1.5 Miles and 12 miles of MSJC. Oversight

    Saint Joseph-By-The- Sea Retreat House Sea Isle City, NJ. Oversight

    Sisters of St. Joseph Center for Spirituality Ocean Grove, NJ. Oversight

    Vacation House Avalon, NJ. Oversight

    SSJ Welcome Center. Kensington section of Philadelphia. Oversight

    SSJ Newcomer Housing Alliance Olney section of Philadelphia. Oversight

    Saint Joseph Academy Convent and Cemetery McSherrystown, PA. Oversight

    SSJ Neighborhood Center Camden, NJ. Tenant status – support only

    Additional Responsibilities:

    • Commit to the Mission and Vision of the Sisters of Saint Joseph
      • Oversee the scheduling, maintenance, and monitoring of all facility mechanical, electrical, and plumbing systems to ensure optimal performance and efficiency
      • Develop and implement standardized procedures for evaluating and recommending major capital expenditures
      • Source and evaluate third-party vendors; solicit bids; negotiate and manage contracts related to facilities maintenance, repairs, improvements, and capital projects
      • As appropriate and in coordination with the local community contact or the local director, schedule and supervise repair and maintenance work, and assist in verifying the proper installation and servicing of building systems and equipment
      • Respond promptly to and resolve facility-related issues
      • Maintain accurate, up-to-date records of all maintenance activities, improvements, and purchases
      • Collaborate with local community members and directors of specified Sponsored Ministries to develop annual capital expenditure and maintenance budgets
      • In coordination with all Executive Administrators - Operations, Finance, and Sponsored Ministries, prepare and manage annual budgets for property maintenance, repairs, and capital improvements on an on-going basis
      • Ensure property insurance policies and Certificates of Insurance are current and compliant across all facilities and projects
      • Enforce safety standards for all workers and facilities
      • Ensure compliance with all applicable federal, state, and local regulations; support energy management initiatives
      • Ensure proper functioning, availability, and condition of all equipment at properties.
      • Maintain appropriate inventories of tools, materials, and supplies
      • Supervise the Congregational properties staff, including conducting annual employee performance reviews
      • Oversee building and grounds security operations
      • Serve as the organization’s primary resource for OSHA-related matters
      • Maintain regular communication with the Executive Director of Operations
      • Provide timely updates to the General Council and Executive Administrators of Finance and Sponsorship as requested
      • Support property acquisition and disposition activities, including assessment, evaluation, and participation in transactions as required

    Qualifications:

      • Demonstrated experience in facilities management, construction, and maintenance
      • Strong ability to review and assess contracts; capable of recognizing when legal consultation is necessary
      • Proven success in managing multiple projects simultaneously
      • Strong procurement and negotiation skills with a proven track record
      • Solid understanding of general maintenance practices, operational requirements, and safety protocols in facilities management
      • In-depth knowledge of OSHA standards and other relevant environmental regulations
      • Highly organized, detail-oriented, and customer service-driven (both internal and external clients)
      • Strong verbal and written communication skills
      • 5 to 10 years of relevant experience in facilities maintenance or equivalent roles

    Education:

    • Bachelor's degree in Business, Engineering, or equivalent professional level experience preferred
