    This position is responsible for ensuring the safety, health, and wellbeing of all staff and visitors to the Asia Society’s historic headquarters building at 725 Park Avenue as well as the safety, functionality, compliance and overall operational excellence of the New York Headquarters. This role oversees 24/7 operation of a 9-story building, overseeing the day-to-day management of building services, engineering, maintenance, janitorial services and vendor relationships while working closely with all internal program and administrative departments to ensure daily operations and events run smoothly. This position also interfaces with all NYC regulatory agencies to keep the building current with local laws and regulations, approvals, and certifications.

    In addition to operational responsibilities, this person also manages a budget, looking to build efficiencies wherever possible, prudently using the institution’s resources to ensure the most cost-effective and energy efficient operations. This role oversees any construction, as well as facilities repairs or replacement, keeping management informed in advance and proactively avoiding any loss of operations in any area. This position also works closely with Museum staff in art installation, de-installation, renovations, and related climate control parameters; as well as with events teams in a combination of spaces that support over 150 high-level events and rentals annually.

    RESPONSIBILITIES:

    • Oversee building maintenance staff, as well as janitorial and other building service providers (e.g., plumbers, technicians, service providers, elevator technicians, engineers, etc.).
    • Monitor and manage systems for HVAC and electrical (with building engineers), security and alarm; building permits and insurance plans and service contracts.
    • Advise senior management on any regulatory, safety or technology challenges, changes, opportunities, and recommendations.
    • Ensure that exacting temperature and humidity standards for Museum artwork are monitored and maintained.
    • Supervise the maintenance and management of all storage excluding art.
    • Develop, manage, and monitor departmental operating and capital budgets while identifying efficiencies and cost-saving opportunities.
    • Utilize creativity in working within budget constraint, especially dealing with unexpected repairs.
    • Ensure the building remains compliant with all New York City and New York State codes, permits, inspections, certifications, and regulatory requirements.
    • Perform other duties as assigned

    REQUIREMENTS:

    Education and Experience

    • Bachelor’s degree in facilities management, engineering, business administration or relevant field
    • Minimum of 7-10 years of experience working in a museum, higher education institution, or similar type of facility.
    • Experience in operating budget management for building departments, building capital budgets, and purchasing and securing competitive bids.
    • Required licenses and certifications: NYFD Refrigeration Machine Operators License (includes Q99), Fire Safety Directors Certificate, S-12 Sprinkler and S-13 Standpipe Systems Certificates and all other NYFD required certificates for a high-rise building.
    • OSHA experience preferred.
    • First Aid/AED Certified.

    Skills and Abilities

    • Excellent understanding and knowledge of facilities issues including HVAC, electric, plumbing, painting, and carpentry.
    • Ability to read schematic designs and blueprints.
    • Familiarity with current New York City/State codes and safety regulations.
    • Significant leadership and team building experience and ability to communicate effectively with people at all levels.
    • Excellent verbal and written communication, and interpersonal skills.
    • Ability to function effectively in a team-based environment.
    • Excellent analytical/critical thinking and ability to solve problems.
    • Excellent organizational and project management skills.
    • Ability to solve problems creatively and formulate/implement process improvements.
    • Ability to manage multiple priorities in a fast pace, changing environment, exercising independent judgement to plan and prioritize a diverse workload.
    • Detail oriented, self-motivated, and able to take initiative, work independently from both written and verbal work orders.
    • Familiar with HVAC-BMS and Building Management Software.
    • Proficiency in Microsoft Word, Excel, and Outlook.
    • Ability and availability to work some nights and weekends/respond to emergencies both during the day and after hours, as needed.

    COMPENSATION:

    Salary Range: $120,000 - $150,000

    Compensation within this range is determined by skills, experience, and organizational equity.

    Benefit package highlights:
