    Descrição

    Heritage Housing Partners Corporation (HHPC) has been a trusted steward of affordable housing in Howard County, MD, and surrounding communities since 1967. As a 501(c)(3) nonprofit primarily funded by the U.S. Department of Housing and Urban Development, we manage over 260 units of affordable housing across scattered sites. We are seeking a dedicated and experienced Executive Director to lead our organization into its next chapter of growth and impact.

    About the Role

    As Executive Director, you will serve as the driving force behind HHPC’s operations, financial health, and strategic direction. Reporting directly to the Board of Directors, you will oversee all facets of the organization—from human resources and regulatory compliance to property management and community partnerships. This role requires a visionary leader with a strong grasp of affordable housing programs, a commitment to fostering a positive work environment, and the ability to maintain excellent relationships with community and industry stakeholders at all levels.

    Key Responsibilities

    • Oversees the adherence to federal, state, and local housing regulations and ensures accurate and timely reporting to the Board and regulatory agencies.
    • Designs and maintains sound internal controls, policies, and operational procedures. Supports the management and development of affordable housing projects, including low-income housing tax credit programs, acquisitions, rehabilitation, and new construction
    • Serves as EIV Administrator and oversees and updates all HUD-required tenant selection and Fair Housing marketing plans to maintain regulatory compliance
    • Serves as the 504 coordinator
    • Collaborates closely with service providers and local agencies to support permanent supportive housing programs
    • Works with the contractor CFO to develop annual budgets and ensure financial accountability across all entities
    • Represents HHPC in local and state housing organizations to stay informed and advocate for affordable housing initiatives
    • Leads and supervises HHP team members, manages hires, evaluates, trains, builds and retains a supportive and skilled team. Manages employee benefit plans and ensures compliance with related reporting requirements
    • Markets and secures property management contracts aligned with HHPC’s mission, while maintaining client satisfaction
    • Prepares and submits annual Housing Assistance Payments renewals, capital reserve draw requests, grants, and all audits and reports in compliance with HUD and other agencies
    • Leads fundraising efforts and events. Represents organization at community meetings, hearings, and forums
    • Supports HHPC Board committees, including Finance, Policy, Opportunity, Operations, and Development
    • Staffs two other Boards in addition to HHPC
    • Manages communications and public presence through social media platforms and community engagement
    • Will be on call and available as needed

    Qualifications

    • A bachelor’s degree in a related field is required; a master’s degree is preferred. Equivalent experience (seven years) may be considered
    • Five to seven years of senior-level experience in housing programs, with strong knowledge of HUD and affordable housing regulations
    • Proven supervisory experience and a demonstrated ability to build and maintain effective teams
    • Strong financial acumen with experience preparing budgets and managing funding compliance
    • Excellent communication and interpersonal skills with the ability to engage diverse stakeholders
    • Commitment to the mission of providing affordable housing and fostering inclusive communities
