    Associate Community Investment Officer, New Markets Tax Credits

    Location: Remote

CSH is now accepting applications for an Associate Community Investment Officer, New Markets Tax Credits (NMTC ACIO) to join our Community Investment (CI) Team.

    Why we need you: CSH is seeking a results-oriented individual committed to sharing their talent to lead efforts to expand housing and services for highly impacted populations.

    To date, CSH has received $570M in NMTC allocations in eleven application rounds. We use our NMTCs to invest in real estate projects that will provide healthcare and supportive services to extremely low-income members of the community with chronic health challenges. CSH’s NMTC investments include on-site supportive housing or connect those in need to supportive housing.

    This position may be performed in an office full-time, hybrid or fully remote depending on proximity of CSH office and preference of the employee. You will report to CSH’s Senior Community Investment Officer, NMTC, based in Washington D.C./Remote. All staff must live within close proximity to a major airport and within our current geographic footprint. Periodic national travel will be required. Please identify location in your application.

    What you will do:

      • Assist with feasibility analysis and underwriting, including reviewing real estate due diligence and identifying risks.
      • Perform financial statement analysis.
      • Support analysis of community impacts of potential projects and alignment with CSH’s NMTC investment strategy; Support preparation of materials for approval from CSH’s NMTC Advisory Board, and internal and board credit committees.
      • Manage transaction checklists for underwriting and closing processes.
      • Coordinate closing process and document review with external counsel, consultants, and NMTC deployment and asset management teams.
      • Support the drafting of key impact reporting documents, including Community Benefits Agreements, Multi-CDE Reporting Forms, and Better Rates and Terms Letters.
      • Support the screening of new NMTC opportunities; Support maintenance and reporting of a pipeline of potential investments.
      • Manage online filing systems for transactions and pipeline.
      • Assist in the preparation of CSH’s annual NMTC application to the CDFI Fund.
      • Assist in the design of technical assistance and other support to project sponsors that improve connection of investments to supportive housing tenants.
      • Cultivate and maintain positive working relationships with project sponsors/borrowers, investors, co-lenders, and other external NMTC partners, including consultants, attorneys, and tax accountants.
      • Support drafting of project summaries and other marketing materials for CSH’s website and general distribution.
      • Represent CSH at conferences, trainings, and events; Support presentations to internal and external audiences.

    Specifically, we are seeking NMTC ACIO candidates who have:

      • A minimum of 3 years of experience in real estate development, finance, and/or non-profit lending is preferred. Experience underwriting and/or closing investments in community health center and/or other social service programs is a plus but is not required.
      • Bachelor’s degree preferred (not required). Experience may substitute for education.
      • Familiarity with government funding for community development and affordable/supportive housing programs a plus. Prior experience with New Markets Tax Credits is also a plus but not required.
      • Interest in issues related to supportive housing including homelessness, affordable housing development, public finance, public housing, community development/planning, or support service programs that address mental illness or substance use issues.
      • Success in project management and demonstrated ability to manage multiple assignments to successful completion with external and self-imposed timelines.
      • Strong analytical, interpersonal, presentation, and communication skills with an ability to present to diverse stakeholders.
      • Strong computer skills including Microsoft Office 365, including SharePoint and Teams. Experience with video conference, Salesforce and database applications a plus.

    Ranges for this role:

      • New York City $86,000-$98,500
      • Los Angeles $80,500-$91,500
      • Chicago $77,500-$87,500
      • Dallas $72,000-$81,500
      • Atlanta $70,000-$80,500

    Pay rates are set using the 50-mile metro area approach; the ranges could go up or down based on a candidate’s location.

    Our ranges are broad, and it is customary for candidates to join CSH at the lower half of the range to leave room for growth, learning, and development in the role and range. It is uncommon for salaries to fall above the mid-point at the time of hire. We negotiate actual salaries with final candidates based on their exact location, experience in similar roles, and expertise related to the qualifications.
