    Descrição

    Position Announcement: Seattle Mennonite Church (SMC), a progressive Mennonite church in the Lake City neighborhood of Seattle, invites applications for the position of Property Manager. This is a permanent, part-time, on-site position that executes the daily, weekly, and monthly tasks related to administering our properties. We have a small campus of three buildings and parking lots, and we are looking for a great candidate to join our team.

    Position Overview:

    The Property Manager is responsible for the church’s financial, legal, and compliance matters as they relate to our properties. The Property Manager is also responsible for overall property and project management. This position works in close collaboration with the volunteer Stewardship Council, the Maintenance Manager, pastors, and staff.

    Duties and Responsibilities:

    Facilities Management

    • Work with tenants on any landlord issues; track dates for lease expiration, rental increases, and insurance expiration to assure all documents are up-to-date; communicate changes with bookkeeper.
    • Administer leasing of vacant properties.
    • Manage any permitting issues with our properties.
    • Provide oversight and administration on maintenance and repair projects.
    • Monitor utility billings for unusual charges.
    • Review and approve invoices related to property maintenance and oversight.
    • Oversee short term rentals in collaboration with the Maintenance Manager; including confirming nonprofit status of groups, issuing invoices, and following up with rental groups, as needed.
    • Attend weekly staff meetings.

    Risk Management

    • Oversee insurance policy; request certificates for additional insured parties as needed; address risk management requests and issues raised by the insurance company or others.
    • Monitor and renew property tax exemptions for church-owned properties.

    Supervision

    • Work closely with and supervise Maintenance Manager position; meet regularly, troubleshoot problems / issues, provide support.
    • Collaborate with Lead Pastor in conducting performance reviews for Maintenance Manager.

    Stewardship Council

    • Provide information needed to the Council in carrying out its responsibilities; submit agenda items to Council chairperson and attend monthly meetings as needed.
    • Keep the Treasurer and Stewardship Council apprised of unusual or unexpected issues that arise related to our properties.
    • Other duties as assigned.

    Desired Qualifications:

    • Minimum two years of relevant experience.
    • Strong understanding of commercial leasing and landlord-tenant laws.
    • Good computer skills; competency in Google Drive, Docs and Sheets, email and internet use, and ability to troubleshoot and/or adequately describe computer problems to support persons.
    • Flexibility and willingness to take on a variety of tasks; ability to handle multiple responsibilities and manage time effectively.
    • Strong commitment to teamwork approach, and ability to work cooperatively with others or independently, as the situation requires.
    • Ability to communicate effectively, verbally and in writing.
    • Commitment to supporting the work of Seattle Mennonite Church.
