    Descripción

    The Unitarian Universalist Church of Silver Spring (UUCSS), a vibrant and down-to-earth 230+ member liberal faith community, seeks a part-time (20 hours per week) Facilities Manager to coordinate maintenance work on our buildings and grounds, including performing basic repairs, supervise our Custodian, and manage rentals of our spaces. As Facilities Manager you will help UUCSS grow our impact and increase our income by improving the maintenance of our facilities and securing new rental agreements.

    This role partners closely with both staff and volunteers and would be ideal for a professional with good interpersonal skills, the ability to hold boundaries with kindness, and a willingness to get their hands dirty.

    What You Will Do

    Facilities Maintenance Duties:

    1. With input from Property Committee / Operations Council, manage the maintenance of UUCSS buildings, grounds, utility systems, components, and equipment and maintain records of:
      1. Scheduled and completed maintenance tasks
      2. Tasks that must be postponed and the reason for the postponement
    2. Manage relationships with vendors and maintain records of services
    3. Schedule and maintain compliance with annual and semi-annual inspections and certifications including sprinkler, fire alarm, elevator and Fire Code
    4. Investigate and troubleshoot emergent facility issues, requesting and hiring outside contractors when needed
    5. Ensure that maintenance requests generated by congregants, staff, and tenants are reviewed and receive a timely response
    6. Develop positive rapport with volunteers who are familiar with UUCSS buildings and grounds
    7. Meet with Operations Council monthly
    8. Conduct a weekly walk-through of entire UUCSS campus (including all rooms, hallways, and offices) and grounds to identify any hazards or needed maintenance or repairs
    9. Develop “on call" schedule with Ops Council / Property Committee members for emergency response to facilities when going out of town or taking leave
    10. Improve list of mechanical systems such as location of meters, sizing of HVAC filters, locations and function of electrical panels and water shutoffs etc. as needed
    11. Supervise Custodian to ensure church buildings are regularly cleaned and grounds are maintained for use by members, renters, and the wider public
    12. Work with Custodian to maintain a maintenance supply inventory (e.g., light bulbs, filters, etc.) and inform the Administrator for Office and Communications when replacement items need to be purchased
    13. Track Property expenditures while maintaining a holistic view of the budget
    14. Work with Operations Council to draft Property budget
    15. Other duties as assigned

    Rental Coordination Duties:

    • Market and promote UUCSS rentable spaces
    • Lead tours of UUCSS rentable spaces to prospective renters
    • Manage rental agreements for one-time rentals, ensuring security deposits and final payments are received
    • In collaboration with the Board and Vice President of Finance, manage leases for long-term tenants
    • In partnership with staff and lay leaders, ensure spaces are clean and in default set-up for both congregation-focused and rental events
    • Manage renter and member access to buildings and rooms for scheduled events

    What We Require

    • Excellent customer service skills providing a professional and welcoming experience for prospective renters, current tenants, congregation members, and the general public
    • Ability to move medium to heavy loads (maximum of 50 lbs.)
    • Proactive; brings constructive and analytical attitude to solving problems
    • Positive attitude and collaborative interpersonal skills
    • Good communications skills, both written and verbal
    • Excellent organization and time management
    • Previous experience managing rentals and/or tenant/client relationships

    Bonus Points

    • Staff supervision skills
    • Previous experience working for a non-profit or faith-based organization
    • Experience managing volunteers
    • Knowledge and experience with commercial HVAC and sprinkler systems

    Additional Considerations
