    The Part-time Farmland Commons Real Estate Specialist provides general support to manage the administrative and compliance aspects of real estate transactions ranging from general and public records research and GIS mapping, content aggregation, documentation and reporting,due diligence management, legal and title collaboration, and funding coordination, to ensuring a seamless process that adheres to nonprofit and state-to-state real estate transaction compliance. The person selected for this role will be able to operate independently with close coordination with the co-directors to ensure ongoing completion, documentation and compliance with a variety of tasks. This position will manage and support the transition and transaction of projects with many of the attorneys, funding partners, contractors, landowners, and Farmland Commons partner organizations and will be part of organizational collaboration to support the national Farmland Commons model.

    Principal Duties:

    • Administrative Support:
      • Research, compile, and manage farm real estate files to align with Land Trust Alliance Standards and Practices and all nonprofit requirements
        1. Assessment and evaluation
        2. Transfer and transaction
        3. Ownership and management
    • Farm Real Estate Transaction, and Management Support:
      • Coordinate and oversee strategic real estate searches and targeted outreach to farm owners
      • Coordinate and oversee strategic farm real estate research and data and document development
      • Coordinate and oversee the entire transaction process, ensuring all steps, process and deadlines are met
      • Prepare, review, and process contracts, agreements, disclosures, and other real estate documentation, with a focus on providing education and knowledge of the process for all parties
      • Communicate with and manage contractors, title companies, lawyers, and funding partners, and other parties involved in transactions
      • Ensure compliance with local, state, and federal real estate laws and regulations
      • Maintain transaction files, update records, and track progress to closing
      • Lead search and engagement with appropriate contractors and facilitating work product completion
      • Be a resource to answer or learn and then answer all questions and concerns that arise during the transaction process and address and resolve any issues that may arise during the transaction process.
    • Farm Real Estate Agreements and Contracts
      • Obtain, review, update, incorporate and adhere to the following:
        • Easements and Encumbrances
        • Leases
        • Permits and Approvals
        • Stewardship and Management Agreements

    • Systems Management:
      • Assist with data entry, record-keeping, and data management of real estate records and files
      • Provide support in maintaining accurate land donors records, and donor communication in Little Green Light program
      • Proactively communicate recommendations for systems development and/or improvement to Co-Directors when concerns or process improvements are identified

    Qualifications:

    • High school diploma or equivalent; associate’s or bachelor’s degree in business, real estate, or a related field preferred
    • 5+ years of experience in real estate transaction coordination, administration, or a similar role
    • Real estate license (active or nonactive)
    • Experience working with real estate brokers, agents, or legal teams
    • Strong knowledge of real estate contracts, laws, and regulations
    • Proficiency in real estate transaction management
    • Excellent organizational and time-management skills
    • Strong verbal and written communication skills
    • Ability to work independently and handle multiple transactions simultaneously
    • Attention to detail and problem-solving skills
    • Strong written and verbal communication required
    • Demonstrated proficiency with Google Drive and Microsoft Office, including proficient use of Word, Excel, Access databases or similar, PowerPoint, etc., required (will be tested)
    • Ability to work, enjoy, and excel both independently and in a team-based all remote environment and culture required
    • Knowledge of nonprofit or mission driven for profit operations and/or creative multi-stakeholder real estate transactions
    • in-depth knowledge of real estate procedures and regulations
    • Experience tracking and reporting real estate transaction and management data
    • Experience with Little Green Light required
    • Understanding of Land trust Alliance Standards and Practices
    • Experience with GIS mapping
    • Experience with public records search with various local, county and state and federal sources for soils, property, tax, zoning, environmental, mapping, and more.
