Description

A Real Estate Portfolio Facilities Manager is a professional responsible for developing, overseeing and maintaining the low voltage and technology systems design specification for Community HousingWorks’ (CHW) real estate portfolio which expands across multiple geographies.  This role is crucial in ensuring that the design, execution, maintenance, and upgrades of low-voltage and technology systems are implemented consistently with the housing and real estate development and asset management teams.

 

Role & Responsibilities: 

Security Standards: develop and maintain low-voltage and security systems design standards and specifications in collaboration with CHW’s IT Director, Project Managers and Asset Managers, to be implemented in CHW communities.

  • Security Planning: Develop and implement comprehensive security plans and strategies tailored to the specific needs of the real estate property that align with the overall CHW standards. This may include assessing potential security risks, identifying vulnerabilities, and designing security protocols.
  • Security Technology: Stay updated with the latest security technologies and update CHW’s design specifications as appropriate. This may include alarm systems, access control technology, and biometric authentication methods.
  • Security Policies and Procedures: Develop and enforce security policies and procedures that align with industry best practices and legal requirements.
  • Budget Management: Manage the security budget for the property, including allocating resources for technology, and equipment.
  • Vendor Management: Oversee security service providers and vendors, ensuring that they meet contractual obligations and maintain the required security standards.
  • Compliance: Ensure compliance with relevant laws and regulations related to security and safety within the real estate industry.
  • Reporting: Prepare regular security reports for property owners or management, detailing security incidents, trends, and recommendations for improvements.
  • Crisis Management: support and participate in the implementation of CHW’s Business Continuity plans for handling extreme security situations, such as natural disasters or acts of terrorism.

Education and Experience

  • Five to eight years of experience in low-voltage or as an electrician is required. 
  • Three years of experience in managing low-voltage projects for real estate communities with a large portfolio of more than 20 communities.  
  • Experience in project management, vendor, and budget management is required.  Strong verbal and written communication.
  • Ability to travel 40% of the time.

Physical Demands:

The physical ability to perform tasks may require prolonged sitting, standing, and/or moving. Employee positions themselves to install equipment, including under desks.

Moves throughout the office spaces, outdoor spaces, and building to access areas of service/installation. 

Moves equipment weighing between 20-40 pounds without assistance. Moves more than 40 pounds with assistance.

This role requires inspection of sites and areas at varying degrees of distance

Other Work-related Requirements:

  • Evidence of ability to work legally in the United States.
  • Valid driver's license and regular availability of an insured vehicle to travel

Compensation: 

It may vary based on skills, experience and qualifications:

 $120,000 - $135,000
