Community Manager
Full-time | Multi-site | $60,000 annually
Portfolio: 30-unit boutique independent living community for adults 55+ and 37 scattered-site affordable rental units
Position Summary
Shelter Equity is seeking an organized, responsive, and resident-focused Community Manager to oversee leasing, occupancy, resident relations, and day-to-day property operations. This individual will serve as the primary on-site contact for residents, applicants, families, vendors, and community partners.
The Community Manager will manage leasing, renewals, move-ins and move-outs, delinquency follow-up, vacancy marketing, resident communications, maintenance coordination, property appearance, and senior activities. The position also supervises two part-time employees supporting cleaning and continental breakfast service.
This is an independent living community—not an assisted living or healthcare facility. The Community Manager does not provide medical or personal-care services.
Key Responsibilities
- Maintain strong occupancy and respond promptly to prospective residents.
- Conduct tours and manage applications, screening, leases, renewals, move-ins, and move-outs.
- Maintain accurate resident, applicant, vacancy, and leasing records.
- Serve as the primary point of contact for resident questions, concerns, and community communications.
- Monitor rent payments and conduct professional delinquency follow-up.
- Apply fair housing requirements and approved leasing policies consistently.
- Coordinate maintenance requests, vendors, resident access, repair approvals, and completion follow-up.
- Regularly inspect properties for cleanliness, safety, curb appeal, landscaping, and repair needs.
- Supervise two part-time employees responsible for cleaning and continental breakfast support.
- Create and coordinate a practical monthly activities calendar for independent older adults.
- Maintain organized records and provide concise weekly operating reports to leadership.
- Use DoorLoop, Latchel, Microsoft 365, email, and other assigned systems.
Qualifications
- Experience in property management, leasing, housing operations, senior living, hospitality, or a related field.
- Knowledge of fair housing and residential leasing practices.
- Strong communication, customer-service, organization, and follow-through skills.
- Ability to manage multiple properties, deadlines, vendors, employees, and resident needs.
- Comfortable working independently in a visible, hands-on role.
- Professional, approachable, tenant-friendly, and attentive to property appearance.
- Proficiency with standard office and property-management technology.
Work Environment
This is a full-time, multi-site position requiring regular visibility at the senior community and periodic visits to scattered-site properties. The successful candidate will combine strong housing-management skills with warmth, professionalism, sound judgment, and a commitment to creating a welcoming resident experience.
