WHAT YOU WILL DO
The Grounds and Buildings Manager plays a key role in North10’s mission to create a clean, safe, and thriving neighborhood. This role is ideal for a hands-on leader who values environmental stewardship and understands that well-maintained green spaces are a cornerstone of community pride and safety.
The Grounds and Buildings Manager oversees the care, safety, and aesthetic maintenance of all North10 Philadelphia owned properties, including outdoor spaces and snow removal. This role supervises staff, interns and volunteers, creating maintenance schedules, managing equipment and associated materials, and ensuring safety compliance with OSHA guidelines. Additional key duties include landscaping and maintenance of specific lots in and around the Hunting Park and East Tioga sections of North Philadelphia to ensure a clean and safe neighborhood. The emphasis for this role is on environmental sustainability, cost-effective maintenance, and enhancing community space.

Tasks, duties, and responsibilities include landscape management and beautification activities, trash pick-up and removal, leaf and snow removal, streetscape maintenance, enhancements and improvements, managing small capital improvement projects and partnering with community groups in a collaborative effort to keep our neighborhood clean and safe.
ESSENTIAL RESPONSIBILITIES
The key elements and primary responsibilities of this role follow, though are by no means exhaustive, given the physical nature of this position:
- Property Stewardship: Manage the daily maintenance, landscaping, and outdoor facilities management of all North10 Philadelphia owned properties.
- Team Leadership: Recruit, train, and supervise ground staff, interns and volunteers, fostering a collaborative and mission-driven work environment. This includes conducting safety training and annual performance evaluations.
- Sustainable Operations: Develop long-term landscape maintenance plans and implement sustainable practices, such as eco-friendly landscaping practices, focusing on cost-effective maintenance and the enhancement of community-facing green spaces.
- Infrastructure & Safety: Inspect grounds and buildings regularly and lead seasonal responses to identify and mitigate safety hazards, such as fallen debris or icy walkways to ensure year-round safety.
- Compliance: Ensure all operations, equipment usage, and material handling meet OSHA safety guidelines and organizational standards.
- Resource Management: Oversee the inventory of materials and the preventative maintenance of all landscaping equipment to minimize downtime and costs.
- Maintenance: Plan, schedule, and oversee daily groundskeeping tasks including mowing, pruning, outdoor cleaning and trash removal (both indoors and outdoors).
- Community Engagement: Acting as a liaison with community groups and ensuring outdoor spaces serve North10 Philadelphia’s mission.
- May be required to undertake other tasks and initiatives to support team and organizational goals.
QUALIFICATIONS
- Proven experience in professional landscaping and/or grounds management, specifically in urban environments.
- Expertise in the operation of commercial-grade landscaping equipment and machinery.
- Proven experience managing diverse teams.
- A commitment to the North Philadelphia community and an understanding of how physical space impacts neighborhood wellbeing.
- Thorough knowledge of OSHA regulations and a proactive approach to hazard mitigation
- 3-5 years in landscape/grounds management or building maintenance, including in a supervisory role.
- Proficiency in using Computerized Maintenance Management System (CMMS)
- High School Diploma or Equivalency
- Candidate must be at least 18 years of age
- Ability to multi-task, prioritize work, and work as part of a team
- Ability to communicate in professional manner through verbal and written communication

- FBI Clearance
- This position may require driving North10 Philadelphia vehicles on our behalf. The incumbent must successfully complete a motor vehicle history check and possess and maintain a current and valid driver's license and clear driving record in their state of residence.
