    St. Nicks Alliance, a North Brooklyn based community organization, seeks to transform lives of low- and moderate-income people through employment, education, housing, elder care and social services. We do this by delivering impactful services with measurable outcomes to children, adults, and the elderly. As a civic anchor, we carry out this mission within the context of building a sustainable community for all people through the arts, environmental advocacy, and urban planning.

    We are currently seeking a full-time Senior Occupancy Specialist for our 260 Powers Ave location in Williamsburg, Brooklyn.

    What You’ll Do:

    Under the supervision of the Assistant Director of Compliance the Senior Occupancy Specialist will ensure that all units in the St. Nicks Alliance portfolio of housing are in compliance at all times with HOME, HUD, LIHTC and all government regulatory agreements requirement.

    • Interview applicants to determine eligibility.
    • Process files and prepare the Tenant Income Certification for (TIC) in accordance with City, State and Federal program guidelines.
    • Accurate preparation of initial and renewal lease packages including rent stabilized leases.
    • Maintain applicant waiting list and prepare tenant files for management reviews.
    • Complete project-based Section 8 recertification (and LIHTC recertifications for blended sites.).
    • Complies with all EIV requirements (i.e. Have WASS ID, take EIV security test annually, run EIV reports, etc.).
    • Create and review for accuracy certified rent rolls, updating with any changes.
    • Assist in response to investor, syndicator, HPD, PBCAs and monitoring agency audits.
    • Utilization of property management software to prepare leasing and occupancy reports as needed.
    • Train/educate staff on compliance with affordable housing rules and regulations.
    • Perform any other duties which pertain to the well-being of all residents as assigned by the Director of Property Management and Deputy Executive Director for Housing.

    What We Are Looking For:

    • High school diploma, associate’s degree or higher preferred.
    • LIHTC, Assisted Housing Manager (AHM), Certified Occupancy Specialist (COS), or similar designation required.
    • At minimum 5 years’ experience working in a leasing office setting for affordable housing, specifically maintaining compliance with the Low-Income Housing Tax Credit program.
    • Prior experience in compliance, auditing, eligibility, bookkeeping or another related field desired. Proficiency with Onesite and Microsoft Office, Including Excel, Word and Outlook.
    • Detailed oriented, organized and a team player attitude. Spanish speaking a plus
