About Mentor A Promise & PromiseHousing

Mentor A Promise (MAP) is a nonprofit organization supporting children and youth ages 5–18 experiencing housing instability in New York City. Alongside mentorship, education, and social-emotional learning, MAP advances long-term solutions that address the root causes of instability.

PromiseHousing is MAP’s housing and real estate development division, focused on advancing dignified, sustainable, and community-centered housing solutions for families. The division supports early-stage planning, development strategy, and partnerships that move housing projects from concept to reality.

    Role Overview

The Real Estate Development Manager – PromiseHousing plays a core operational role within MAP’s housing division. This position supports housing initiatives by underwriting potential deals, coordinating development due diligence, and tracking regulatory processes that enable projects to advance responsibly and compliantly.

This role is ideal for someone with real estate development, finance, or planning experience who wants to apply their technical skills to mission-driven housing work within a nonprofit context.

    Key Responsibilities

    • Underwrite real estate development opportunities for PromiseHousing projects, including financial modeling and feasibility analysis
    • Coordinate due diligence activities, including title review, surveys, environmental assessments, and consultant reports
    • Track permitting, zoning, and environmental review processes in coordination with legal counsel, development partners, and public agencies
    • Maintain clear documentation, timelines, and development trackers for housing initiatives
    • Support collaboration with architects, engineers, attorneys, and housing partners
    • Ensure all projects align with PromiseHousing goals, MAP’s mission, and compliance standards

    Qualifications

    • Experience in real estate development, finance, urban planning, or a related field
    • Strong analytical skills and comfort with underwriting and deal evaluation
    • Familiarity with due diligence and entitlement processes
    • High attention to detail and strong organizational skills
    • Clear written and verbal communication abilities
    • Commitment to equity-driven, community-centered housing solutions

    Preferred Skills

    • Experience with affordable housing or nonprofit real estate development
    • Familiarity with zoning, permitting, or environmental review processes (NYC a plus)
    • Proficiency in Excel or financial modeling tools
    • Experience working with multidisciplinary development teams

    Commitment

    • Volunteer role within the PromiseHousing division
    • Approximately 5–10 hours per week
    • Minimum 6-month commitment preferred
    • Remote work with periodic NYC-based coordination

    What You’ll Gain

    • Hands-on experience in mission-driven housing and real estate development
    • Direct involvement in PromiseHousing initiatives from early-stage analysis onward
    • Collaboration with nonprofit leadership and housing professionals
    • Professional references and letters of recommendation upon successful completion
    • The opportunity to contribute to long-term housing stability for families
