    About Mentor A Promise & PromiseHousing

    Mentor A Promise (MAP) is a nonprofit organization supporting children and youth ages 5–18 experiencing housing instability in New York City. Alongside mentorship, education, and social-emotional learning, MAP advances long-term, structural solutions that address housing instability at its root.

    PromiseHousing is MAP’s housing and real estate development division. The division focuses on creating dignified, sustainable, and financially viable housing solutions for families—leveraging public subsidies, mission-aligned capital, and innovative financing structures to deliver long-term community impact.

    Role Overview

    The Director of Housing Finance & Capital – PromiseHousing is a senior leadership role responsible for structuring, sourcing, and stewarding the financial capital that enables MAP’s housing initiatives. This role leads the design of complex capital stacks, aligns public subsidies with private capital, and ensures long-term financial sustainability across housing projects.

    The Director works closely with executive leadership, development teams, public agencies, lenders, investors, and philanthropic partners to advance housing projects from feasibility through closing and stabilization.

    Key Responsibilities

    • Lead housing finance strategy for PromiseHousing projects from concept through closing
    • Structure and optimize capital stacks, integrating public subsidies and private capital
    • Oversee and support applications and compliance related to:
      • Low-Income Housing Tax Credits (LIHTC)
      • NYC Housing Development Corporation (HDC)
      • U.S. Department of Housing and Urban Development (HUD)
      • NYS Homes & Community Renewal (HCR)
    • Coordinate financing timelines with development, design, and construction teams
    • Engage lenders, investors, tax credit syndicators, and philanthropic capital partners
    • Evaluate project feasibility, sources-and-uses, operating pro formas, and long-term sustainability
    • Support negotiations, term sheets, and financing documentation in coordination with legal counsel
    • Provide regular financial updates, risk assessments, and recommendations to leadership

    Qualifications

    • Senior-level experience in affordable housing finance or real estate capital markets
    • Demonstrated expertise with LIHTC and public housing finance programs
    • Strong understanding of public subsidies, private debt, and equity structures
    • Ability to lead complex, multi-layered financing processes
    • Clear communication and executive-level judgment
    • Commitment to mission-driven, equity-centered housing solutions

    Preferred Skills

    • Experience working with HDC, HUD, and NYS Homes & Community Renewal
    • Background in nonprofit or mission-aligned housing development
    • Familiarity with public-private partnership models
    • Experience mentoring or advising development and finance professionals

    Commitment

    • Senior volunteer leadership role within the PromiseHousing division
    • Approximately 5–10 hours per week
    • Minimum 6-month commitment preferred
    • Remote work with periodic NYC-based coordination
