The mission, duty, and purpose of the KCT is to utilize collective ownership to direct investments on the corridor that preserve culture and affordability while building neighborhood power and wealth in Kensington. Activities focus on restoring cleanliness and safety, attracting and accelerating businesses to provide goods and services that meet local needs, and increasing job opportunities. Strategic property acquisition, development, and activation underpin the Trust's programming. The KCT’s vision is that Kensington Avenue is a safe, healthy, and socioeconomically diverse commercial corridor with accessible opportunities for Kensington's existing and future residents.
The KCT fosters the equitable economic revitalization of a commercial corridor and its surrounding neighborhood through local partnerships, strategic programming, and an innovative approach to moving real estate assets out of the speculative private market. Leveraging patient, flexible capital, and a long-term trust vehicle, the KCT de-commodifies real estate assets and transitions them to neighborhood control. This pioneering model of neighborhood ownership, governance, and local economic development has the potential to keep control within the neighborhood and ensure long-term affordability. The KCT introduces neighborhood-based property control for long-term, equitable revitalization of a key commercial corridor.
Job Summary
The KCT seeks an experienced Property Manager to join our small yet effective team. We seek someone highly organized and detail-oriented to join our team to oversee the management of KCT’s growing commercial mixed-use rental property portfolio. The Property Manager will ensure properties are maintained, turnovers are handled quickly, tenants are supported, and all activities align with KCT’s mission of community-centered redevelopment. The ideal candidate is an experienced, proactive, organized, and community-focused property management professional passionate about collective ownership, possesses excellent communication skills, and thrives in a collaborative and mission-driven environment.

A Pivotal Growth Moment
The KCT's portfolio is in a period of rapid expansion. We currently have approximately 40 units online and anticipate growing to 175–200 residential and commercial units by the end of the year, all concentrated within a four-block radius on Kensington Avenue. We are seeking an experienced Property Manager to lead property management through this growth chapter; someone who can build the foundation today that will support a portfolio nearly five times its current size tomorrow. With continued portfolio growth year over year in the strategy trajectory.
The right candidate thrives on independent work and takes ownership without waiting for direction. They have a track record of developing systems and processes that scale, deep fluency with property management software, and a commitment to quick, responsive follow-up that ensures tenant challenges are addressed promptly and thoroughly. Experience navigating City of Philadelphia departments, including rental licensing, Licenses & Inspections, Use & Occupancy Tax, and and the persistence to see municipal processes through to resolution. Duties & Responsibilities
As KCT's sole Property Manager, this position is responsible for all aspects of property management across the portfolio and serves as the lead for all tenant engagement.
- Portfolio Leadership: Own the full scope of property management for KCT's growing portfolio of residential and commercial units, working independently and building the systems, processes, and workflows needed to support the portfolio as it scales.
- Staff Supervision: Directly supervise KCT's full-time maintenance technician, including prioritizing and assigning work orders, overseeing quality of completed work, and coordinating preventive maintenance schedules.
- Property Operations & Maintenance: Oversee the maintenance and upkeep of all KCT properties, including coordinating repairs, renovations, vendor relationships, and regular inspections.
- Tenant Relations & Communication: Serve as the primary point of contact for all residential and commercial tenants, handling incoming calls, emails, and requests with prompt, professional follow-up, and ensuring tenant challenges are addressed quickly and thoroughly.
- Leasing: Manage the full leasing lifecycle, including tenant onboarding, renewals, amendments, and terminations, and draft and maintain related documents and correspondence.
- Rent Collection & Financial Administration: Collect rent and other property-related fees, address delinquencies, and track property-related expenses in coordination with KCT's staff accountant.
- Property Management Software & Records: Maintain and update Buildium, ensuring accurate records of leases, move-ins, move-outs, rent rolls, and other property data; review and audit entries to ensure data integrity; and generate occupancy, collections, and maintenance reports for leadership.
- Manage the transition from Buildium to Yardi later this year.
- Compliance & Risk Management: Ensure all properties comply with local, state, and federal regulations, including building codes, safety standards, and fair housing laws; navigate City of Philadelphia processes including rental licensing, Licenses & Inspections, and building level coordination.
Qualifications and Requirements

Required:
- Minimum of 3-5 years of experience in property management, with a focus on community development or affordable housing preferred.
- Strong understanding of property management principles, including maintenance, tenant relations, financial management, and compliance.
- Strong organizational and multitasking abilities.
- Excellent communication, presentation, and interpersonal skills with the ability to build and maintain strong relationships with colleagues and partners.
- Strategic thinker with a results-oriented mindset, proven ability to solve problems creatively, and excellent analytical skills, demonstrating extreme resourcefulness.
- Ability to effectively utilize job-related software including, but not limited to, Buildium (or similar property management software), Microsoft Office Suite, Google Suite, and the internet; to type proficiently, prepare reports, write correspondence, schedule meetings/events, and e-mail.
Preferred:
- Special interest in collective ownership development and asset stewardship for collectively held assets.
- A resident of Kensington, Philadelphia.
- English and Spanish verbal and writing skills preferred.
- Proficiency in writing styles necessary to communicate professionally with a wide range of individuals.
