We are seeking a new Director of Affordable Housing for our client project: HOMES a growing, non-profit organization that uses an all-encompassing approach to housing challenging the misconceptions of what defines affordable housing through the production and preservation of high-quality affordable homes, large-scale home repairs, and improved accessibility and energy efficiency for existing homes.
This full-time supervisor is responsible for all housing development and construction projects, as well as assisting the Vice President with oversight of the department. Supervises approximately 4 team members including vendors. Reports to the VP, Affordable Housing.

Summary of Job Responsibilities and Requirements (est. % of time)
- Oversee the development and sale of approximately 30 single family homes per year which involves all aspects of the management of the Single-Family Home program. This includes the management of the Project Coordinator and Construction Project managers, responsibility for keeping projects on budget and on schedule, maintaining production flow for the current and next fiscal year, approving invoices and providing technical support and quality control of projects.~40%
- Provide strategic oversight and serve as the primary point of accountability for all predevelopment activities related to single-family infill projects, subdivisions, and small multifamily developments. ~20%
- Responsible for the identification and negotiation of acquisitions of real property for the development of both single and multifamily housing. ~10%
- Oversee real estate transactions and the disposition of single and multifamily assets.~10%
- Secure construction subsidies and grant funding through federal and local municipal grants, private investment in multifamily projects, and private foundations needed for all affordable housing projects. Responsible for negotiating and servicing all grant contracts and for all required reporting.~15%
- Responsible for the supervision of the maintenance of all company vehicles and equipment in accordance with company policy. ~5%
- Other assigned duties or special projects, as needed.
Key Qualifications, Skills, and Abilities
- Minimum bachelor's degree in real estate, construction technology, project management, urban planning or related area required; a combination of education and relevant work experience will be considered.
- Housing Development Finance certificate preferred.
- Minimum 5 years' experience in real estate development and project management.
- Minimum 2 years' supervisory or team leadership experience.
- Experience with non-profit, community-based programs, including grant and proposal writing.
- Experience with HUD and other federal housing programs.
- Advanced proficiency CRM / ERP software (e.g. Sage 100 (desktop version), NetSuite, etc.) & Excel.
- Promotes and adheres to the company's mission, vision and values, policies, and applicable laws in a fair and equitable manner.
- Represents the organization in a professional manner to all customers, vendors, and internal personnel.
- Full-time, on-site work schedule is Mon -Thurs, 7AM to 5PM. Combination on and offsite (at projects).Occasional evening and weekend work may be required as job duties and business demand.
- Valid VA driver's license; May require travel to other locations for meetings or for other business-related needs.
- Successfully complete pre-employment background screening.
