    NHSB’s core programs include the Home Ownership Center, which offers first-time homebuyer education, individualized pre-purchase financial counseling, and foreclosure prevention services. NHSB also administers the Home Preservation Program, which supports owner-occupants through critical home repair grants and HomeWise workshops designed to help families remain safely housed and preserve assets for future generations.

    Position Summary

    The Housing Development Project Manager is responsible for overseeing the day-to-day operations of new construction for a for-sale single-family housing development strengthening neighborhood stability and expanding homeownership opportunities in three adjacent Birmingham neighborhoods experiencing master-planned reinvestment and increased housing demand.

    This role manages budgets, schedules, consultants, design teams, contractors, and internal stakeholders to ensure projects are delivered on time, within budget, and in compliance with all regulatory requirements for affordable housing developments.

    Key Responsibilities

    • Serves as the primary day-to-day liaison with builder, supporting scheduling, site readiness, and milestone completion.
    • Coordinates land acquisition, ongoing lot maintenance, appraisal, and other due diligence and predevelopment activities.
    • Coordinates communication with neighboring residents and stakeholders to ensure orderly site operations and responsiveness to neighborhood concerns.
    • Supports lender reporting requirements by assisting with draw coordination, documentation, and construction progress updates.
    • Monitors quality control and consistency across homes.
    • Coordinates with sales partners to support presales during construction phases, aligning construction timing with executed sales contracts.
    • Manages entitlement, zoning, and permitting processes.

    Qualifications

      • 5+ years of experience in real estate development, construction, or related field
      • Strong organizational and communication skills
      • Ability to work independently and manage time effectively.
      • Strong knowledge of single-family home construction practices
      • Familiarity with local building codes, inspections, and permitting.
      • Experience managing contractors and construction budgets.
