SUMMARY:
The ideal candidate for AHEAD’s Director of Property Management is a systems thinker and team player. The Property Management department is an integral part of AHEAD’s work and a potential manager must be able to understand the various requirements on each property and their team and lead them to consistent practices, programmatic implementation, and timely reporting. The Director of Property Management should keep the residents' experience at the forefront of their decision making and leadership practices.
ESSENTIAL DUTIES & RESPONSIBILITES
- The Director of Property Management is a senior level position that reports directly to the Executive Director.
- As part of the senior management team, the Director of Property Management is expected to work closely with AHEAD’s Controller, Director of Homeownership, Director of Operations, Director of Real Estate Development, and Asset Manager.
- The Director of Property Management will work very closely with AHEAD’s Controller and Asset Manager to ensure that AHEAD’s affordable housing portfolio is being adequately maintained, funded, and is generating appropriate revenue.
- The Director of Property Management will create and monitor the budget for the Property Management department and will review the budget quarterly with the Executive Director, Asset Manager, and Controller.
- The Director of Property Management is also responsible for overseeing Property Management staff and ensuring that their programs, policies, and procedures are following best practices and are being appropriately implemented.
- Prepare and submit annual budgets and reports to state and federal agencies.
- Facilitate and lead multiple monthly meetings with internal staff and external partners.
- Support recruitment efforts, including assisting in the hiring and onboarding of new employees.
- Must be available to respond to emergencies outside of standard hours, as needed.
- As Director, you will be responsible for ensuring all leases are compliant with each property's regulatory requirements and reviewing commercial lease terms.
- Communicate and contract with third party owners for management services.
- Maintain any relevant or necessary licensure or credentials and participate in ongoing education and professional development.
- Collaborate with Property Managers, Maintenance, and Asset Manager to ensure each property has an accurate and appropriate annual budget.
- Maintain regular communication with professional and industry partners.
Supervisory Responsibilities:
This is considered a supervisory position which requires the supervision of a small group of staff.
POSITION REQUIREMENTS:
Education:
High school diploma.
Experience:
Prior experience in property management is a plus, but not required.
Driver’s License and Reliable Transportation Required:

Applicants must have a high school diploma or equivalent. Experience working directly with elderly and persons with disabilities, banking, or real estate preferred. Must obtain any necessary certifications within two years of the start date.
Other requirements are the ability to work well with people from all walks of life and to communicate well both verbally and in writing. The employee who holds this position must be very organized and be able to work without constant direct supervision. This employee must be self-motivated.
